Alpharetta doesn’t want me to pay them!

Due to personal reasons, I had to move my location from the current place to a property in Georgia, Arizona. This property was named Alpharetta. Everything was happening so fast that I hardly had time to judge everything. I had a check of the property and the documentation, which they came up to me with! As I mentioned, I hardly had any time to judge, so I went along with it. There were three fees they came up to me with at the starting phase, i.e., 1- Deposit Fee. 2- Holding Fee. 3- First month’s rental. I did accordingly.

For the first couple of months, a similar scenario used to occur. Just when I was getting used to it, something adverse occurred. I remember the third month’s rental for which I was trying to pay through my card. I didn’t realize how much funds I had on my card, and accidentally I did not have much that I needed to pay the rental. I decided to pay it online because I had suitable funds in the same. Obviously, my transaction got declined. BUT FYI I DID NOT TRY TO HIDE ANYTHING FROM THEM AND MADE SURE THEY HAD THIS MESSAGE FROM ME. I mailed a money order to them, and the party received the status of that money order.

They charged me for some late fees and return check fees, and I was okay with that. It was my fault, after all, and not theirs, that they should not charge me. So this scenario got completed according to me. But on the 7th of February, I came to know that this scenario was still on! I received from them an email that stated to me that they had received the payment. But I am not allowed to pay any more to them. Instead, all I got to do is make my payments somewhere in Arizona! When I contacted the corporate office, I did not come across a single person to get the information that I needed desperately. It’s the end of the 3rd month, and I need to pay the money within few days. I am yet to receive any information from their end regarding this. All I could get from them was a list of dead phone numbers and dead emails, where no one answered the question.

Due to such unprofessional behavior, I have got to suffer. I have my kids who stay with me, and if something comes up, I have no place to go! Assuming that nothing has come in the form of information from them, I won’t be able to pay the fees that I have to, and they might even throw me out of the property. I have even received an email from them stating that if I cannot pay the payment on time, they will throw me out of the property and take some legal actions against me, and I am stuck in a dead situation.

  1. Very poor property management

    Very poor property management, delayed weeks in service request and when i decided to leave and after 100% committed to all there post leave notes, per their inspector, they charged me for removing satellite that was there before my rent and re-key of doors (i handed the keys to their inspector and he signed for it and according to Texas laws they are supposed to re-key after every tenant) and they don’t comply or response to anything, i don’t recommend them at all.

  3. ABSOLUTELY HORRIBLE!

    ABSOLUTELY HORRIBLE! Hired landscapers and cleaners and was charged every cleaning feee and damage fee at move out

  4. They say they will look into things and get back with you , yet never do.

    First when I first moved into the house the front yard was dirt. There was no rock or grass. Now the HOA is sending violations because they want the front yard to have either rock or sod. The management company is charging me for those violations.

    I have been told by them that I am not responsible, yet they keep charging me fines. On October 4th I received a HOA violation for mowing and weeds. We had the landscaping done and sent pictures as they requested, yet on October 9th they put another violation fine on my account.

    My pool was unusable for about 1 and 1/2 months. I still don’t know if it is fixed, no one has contacted me to let me know. I have asked for a pool credit and still have not received one.

    My A/C was out for 2 days in June, and I have asked on several time for a credit and still have not received it. To talk to anyone about this is a joke. It can take up to an hour to get anyone on the phone. They say they will look into things and get back with you , yet never do.

    This is a horrible company! We moved in Jan but had to move out in August due to my father being diagnosed with cancer and our needing to move 3 hours away to take care of him. We understood that we would have to pay an early termination fee for 4 months and was prepared to do so.

    We had begun to pay the fee when we found out that the property had been rented. This would mean that we were responsible for 1 full month and 13 days of another month. We sent in a dispute of the charges. Because we had begun making payments Progress Residential actually owned us a refund.

    The person we were working with, Jamie, let us know that it had been rented and we were due a refund which would take 15 days. Needless to say when we callef after the 15 days were up we found out that Jamie was no longer handling our account and a new person,

    Veronica would be handling it. According to her Jamie did not forward her our file and we would have to start over disputing the charges. Needless to say this has been a horrible situation. My next phone call will be to a lawyer.

    My lease was sold to Progress Residential. I am very meticulous about clean up when leaving a rental property. The last 2 times I turned in a rental after 2 years, I got a refund. However, not with Progress Residential. They are charging me in excess of $1,000 for trumped up things. I had the yard professionally cut and edged, yet they are charging me $140.00 for yard clean-up.

    We spackled and painted all the nail holes before we left, yet they are charging $619 for touch-up paint. We redid the grout in the bathroom, yet they are charging for caulking. All the bulbs were working, yet we are being charged for bulb replacement. The house suffered severe roof damage during the hurricane.

    The master bedroom and bath was flooded. Water came in through the walls. We are being charged to power wash the mold caused on the outside walls by the water damage. For several months we were being charged for not having renters insurance, although my insurance company and I provided proof of coverage to several individuals at the company. We have yet to get a refund and it is tacked into the final bill.

    The roof was never fixed after the hurricane damage and no doubt there was mold inside the house as well that was never addressed. The bottom line is, no matter how diligent you are, it seems they will come up with things to get money out of you after you end your lease.

    Do you enjoy being transferred between depts. because no one can actually help you (like most giant places with bad CS, this is intentional). Or having a local office that always nicely answers the phone but can’t actually do anything besides transfer you to the corporate office? If so you’ll like this giant wall street owned company.

    You will have to sign a 30+ page lease filled with lots of gotcha’s. Everything is automated and seems to frequently have errors that are always against you as the renter. For example if you don’t carry renters insurance they charge you an extra $20 a month. I DID carry renters insurance and had to call for the first 3 months because I still kept getting charged for not having it. Also you get to pay an additional $10 a month for the privilege of getting to pay your utility bills through their online portal only.

    On doing my walkout the person who met us for the walk through commented about how the house was decently maintained, and that there was no way it would be more than our $1300 deposit and we should expect some back (I NEVER DO). Well, I now have a bill I have to dispute because they are saying I still owe them $700 on top of the $1300 deposit they are keeping. $134 of which is a late fee for a months rent while I didn’t live there and had prepaid through my move out date.

    It’s frustrating, when you always paid everything on time, tried to call to clarify any questions, get answers, but then when the bills come, they are completely different from the answers you were given and no one seems to know why other than they can’t fix it for you.

    All in all, if you can rent from a locally owned operation DO IT. The other sad thing with these people is they basically bought up the entire neighborhood I lived in. While the area had been good several years ago I imagine, once every house on the street is a rental the neighborhood goes downhill.

    I am a Realtor. My client moved in on September 28th (in a Houston area). Today is Nobember 16th, and my broker still hasn’t received a commission check even though all the documents were submitted by me on time in a proper manner.

    They are very irresponsive. They either don’t reply my emails or when the do, they reply in a Future Tense, like “We will check” or “We will give you an update”, and then nothing happens.

    Numerous of times Call center girl was leaving them a note in their system about the check, but again, nothing happened. Horrible experience, very unprofessional people.

    I am not even bringing up the question of listing agent ignoring my calls or texts when my ckient has questions about the property (I guess they only respond to the direct client).

    This company is a evil. We liked a house, and they requested us to pay a holding fee of $500, and they said if we turn out renting it, it will go towards the rent, if not, they will return it back to us.. so we paid, and they request the payrolls of my job.

    And I contact my boss and her account, I was a weekend and I took more than 3 days till the account provided me the payroll. And I got an email from Progress Residential, saying that their offer is expired and they are not returning the holding fee.

    Are you fucking kidding me? It is not the case that I put the house on hold forever and not wanting at the end. I wanted the house, you can’t wait for one more day? And I called the agent that helped us. Every time it will go straight to her voicemail… Greedy company, I’m glad I am NOT their tenant, and will not be in the future either… I am hiring an attorney to handle this… I rather this money goes to

  11. Didn't think this home would be a nightmare.

    We have been in our rental home for less than a month and we are on our 5th service request for the HVAC system. Each time they come out the system gets worse. Either no heat at all or the house is an oven and wont shut off. Not to mention all of the other service requests such as the shower door falling apart and they just keep trying to adjust it.

    They have some nice homes and they do respond to the calls, just need to stop being so cheap and do the jobs right the first time. As a renter you are the one feeling the frustration and wasting your time. We knew the house was in need of some serious cleaning but I was in a bind to start a new job. Didn’t think this home would be a nightmare.
