Alpharetta doesn’t want me to pay them!

Due to personal reasons, I had to move my location from the current place to a property in Georgia, Arizona. This property was named Alpharetta. Everything was happening so fast that I hardly had time to judge everything. I had a check of the property and the documentation, which they came up to me with! As I mentioned, I hardly had any time to judge, so I went along with it. There were three fees they came up to me with at the starting phase, i.e., 1- Deposit Fee. 2- Holding Fee. 3- First month’s rental. I did accordingly.

For the first couple of months, a similar scenario used to occur. Just when I was getting used to it, something adverse occurred. I remember the third month’s rental for which I was trying to pay through my card. I didn’t realize how much funds I had on my card, and accidentally I did not have much that I needed to pay the rental. I decided to pay it online because I had suitable funds in the same. Obviously, my transaction got declined. BUT FYI I DID NOT TRY TO HIDE ANYTHING FROM THEM AND MADE SURE THEY HAD THIS MESSAGE FROM ME. I mailed a money order to them, and the party received the status of that money order.

They charged me for some late fees and return check fees, and I was okay with that. It was my fault, after all, and not theirs, that they should not charge me. So this scenario got completed according to me. But on the 7th of February, I came to know that this scenario was still on! I received from them an email that stated to me that they had received the payment. But I am not allowed to pay any more to them. Instead, all I got to do is make my payments somewhere in Arizona! When I contacted the corporate office, I did not come across a single person to get the information that I needed desperately. It’s the end of the 3rd month, and I need to pay the money within few days. I am yet to receive any information from their end regarding this. All I could get from them was a list of dead phone numbers and dead emails, where no one answered the question.

Due to such unprofessional behavior, I have got to suffer. I have my kids who stay with me, and if something comes up, I have no place to go! Assuming that nothing has come in the form of information from them, I won’t be able to pay the fees that I have to, and they might even throw me out of the property. I have even received an email from them stating that if I cannot pay the payment on time, they will throw me out of the property and take some legal actions against me, and I am stuck in a dead situation.

  1. I rather this money goes to someone else, not them...

    This company is a evil. We liked a house, and they requested us to pay a holding fee of $500, and they said if we turn out renting it, it will go towards the rent, if not, they will return it back to us.. so we paid, and they request the payrolls of my job.

    And I contact my boss and her account, I was a weekend and I took more than 3 days till the account provided me the payroll. And I got an email from Progress Residential, saying that their offer is expired and they are not returning the holding fee.

    Are you fucking kidding me? It is not the case that I put the house on hold forever and not wanting at the end. I wanted the house, you can’t wait for one more day? And I called the agent that helped us.

    Every time it will go straight to her voicemail… Greedy company, I’m glad I am NOT their tenant, and will not be in the future either… I am hiring an attorney to handle this… I rather this money goes to someone else, not them…

  2. Really Scammer

    I’ve been renting from Progress Residential since October ’17. I moved into a home they had recently purchased and renovated. You would think the house was in great shape – and for the most part, it is. But don’t let their nice units fool you – you’re in for at least 12 months of headaches:

    1. Inspection/Move-in day. What should have been a thorough inspection of the house was met with a very short and abrasive inspector who didn’t have time to do the inspection with me. When I asked her about certain things (like how none of the windows except 2 had screens, or how 3 of the windows were missing locks entirely) I was told that I accepted the unit ‘as-is’. Uh…nah.

    So I did my own inspection with a list of over 40 items, and around 10 or so needing immediate attention due to life safety issues. When I started taking pictures and my own inspection, the inspector became very concerned and tried to be a lot more soothing about items. The inspectors list? I’ll give her some credit, she had some things on there I didn’t catch and I appreciate that. But it was 1/3 the length of mine (as should be if you’re a smart renter. CYA)

    This company owns a house that’s next to my house.The people that live there are the worst tenants I have ever seen in my life!These people did not cut grass an entire year! I had to call the city because it was taller than my fence which is 6 ft tall! They never pressure washed the house! It is atrocious!,and it is driving my property values down!

  4. This is no way to give residents a personal living experience, and I would never suggest anyone rent with them.

    After moving from Florida to Georgia, we have lived in a Progress property for almost a year with NO SCREENS on our windows. Open windows are life in Florida and we expected to be able to do the same in Georgia. Gotten the run around about them the whole time, only to be told after finally getting a hold of someone, that screens on windows are the RESIDENT’S responsibility! Really?

    We don’t own this home, and apparently Progress doesn’t want us to be able to open our windows. I have never in my life of renting experienced such ridiculousness. Not to mention my rent will increase hundreds of dollars in the next 2 years as my lease won’t be up til 2020. This is no way to give residents a personal living experience, and I would never suggest anyone rent with them.

  5. Never Again

    Well I wish I would of read these reviews before I started renting from this company in Clermont, FL. We moved in January of last year and should not have as it was not ready and had a roof leak and squirrels living in the roof. The roof leak ended up being the squirrels eating holes in the water lines in (2) different spots. It took over (3) months to rectify this.

    My utilities bill was almost as much as my rent as I refused to pay a $700 water bill. My rent was automated and taken out every month. When the total of my utilities reached $1200 they used my rent money to pay that and posted a (3) day notice of eviction on my door for all to see like we were bad people.

    I called them and to my surprise agreed to take off $700 in water fees which was fair but now charged me a late fee every month as they say we are late on an automated payment.

    1. LOL “con” service! I am familiar with them, as they do the utility billing for military installations. I always had a beautiful breakdown of gallons or kw used and the rate per.

      These bills are a JOKE! I swear someone plays connect the dots with the “gallons” used (on the line graph you get showing your ‘usage;’ – but is it sewer or water?! And they are THREE months behind! AND – June 2019, June 2020 – EXACT SAME BILLED usage is the same every month. Even though my line graph showed in 2019, I used 8k gallons, and in 2020, I used 12k gallons –

      My bill is 80 bucks! LOL However, in Sept 2019 and September 2020 (which is actually for the usage period between June and July… I used 5k gallons one year, and seven the next – and BOTH bills are over $100, a family of 3 (2 small kids), NO sprinkler system, no pool, etc… oh yeah, REALLY crazy that during the time I “used” 7k gallons, and had a bill over $100, NO ONE WAS HOME – IT WAS COVID, AND WE WERE OUT OF TOWN! 

Something is so shady!

      I got sus when I went to check my account the other day on the 29th, trying to get that balance below 250 to renew my lease and avoid the 120% month-to-month fee…

      How about the 1st charges are already showing on my ledger – INCLUDING the “month-to-month payment! Never mind, I should be signing my new lease (or should have, will, when SOMEONE ANSWERS AN EMAIL OR RETURNS A CALL!), but hey, I’m sure they have loophole’s galore to justify the fees! I think it’s time to file a complaint with the state! I am not alone!

  6. Terrible experience, poor accounting and practices.

    Terrible experience, poor accounting and practices. You move into a somewhat clean, half functional home (my rental was dirty, no hot water running to master bath, half the light bulbs were burnt out, furnace had to be replaced, trash was filled to the brim, many repairs needed). Renters are baited with concessions that make the process seem easy and affordable.

    When you prepare to move out they begin warning you of all the fine print fees you didn’t know about – pay months of projected utilities in advance (based on maximum usage you had for the home),

    specific move-out instructions, all home carpets professionally cleaned, etc. Norw you must file paperwork months in advance stating you will be moving out.

  8. DO NOT rent from this company!

    Do you like being left on hold for hours? Do you like never getting a response from a company even if you call everyday? Do you like getting charged random fees on any day of the year? Do you like stepping on legos in the middle of the night? If you do, this is the company for you.

    I wish I could leave 0 stars. This is the absolute worst company of any type that I have ever had to deal with. They are so bad that I am using my valuable time to make a Yelp account just to leave this review. Whatever you do, DO NOT rent from this company!

  9. Let the buyer beware!

    Rented 2 years with this company and finally left after multiple technical service fails on their part. I had the house professionally cleaned on move out (used a non Progress preferred company because, by this time, I was too angry with Progress to give any company that does business with them money) and I went through walk through inspection.

    When I didn’t get my deposit 2-1/2 weeks later, I called. The emailed me a statement sheet with more errors than a 5 year old taking an algebra test. Instead of receiving my deposit back they are saying I owe them money for them having to clean my professionally cleaned home. Progress is a slum lord. They buy nice houses but they are terrible to work with. Let the buyer beware!

    Worst property management company ever to rent a residental home. This is warning they charge several additional fees on top of your rent payment. Also they will not return any of your money that you have given them as a deposit. They treat people unfairly, badly, and just don’t care. I will never rent from them again.

  11. The company and their vendors suck!

    If I could write this review without giving them any stars…..I WOULD! Our AC went out 4 days before hurricane Irma. I called in an emergency ticket only to be left without AC for 16 days in Summer Florida heat. The company and their vendors suck!

  12. let alone for their house that was falling apart.

    The house itself was falling apart due to being poorly built, but the move out process is horrible. We moved out a month ago and still needed our rent fixed for the last month.

    We have yet to have their overcharging issues for bogus monthly charges and month to month charges when we gave a 60 day notice to move out. We were over charged by $900 one the last month’s rent. We are still in the “please hold” process before they take our deposit as well, let alone for their house that was falling apart.

  13. It sounds like a scam if you ask me! Smh!

    The communication is poor and the online application process to isn’t user
    friendly. You cannot get the help you need when filling out the application. They want you to put down a hold deposit without even knowing whether you are approved for the place or not. The move-in date is pre-filled without a way to change it so it could be the date that you want to move in. I told my client to not even rent from these people! It sounds like a scam if you ask
    me! Smh!

    If I could give them NO STARS I would. When we moved in we were told we had 2 months rent free, we moved in at the end of september and paid $3,000 to move in so we were thinking the 2 months free would be the next two months of October and November, well we ended up having to pay $300 in November and that is NOT 2 months rent free.

    They ALSO told us they would send us an email when we had to start paying full rent, we NEVER got that so they told us we had 2 days to pay rent or they would send an eviction notice. We paid rent that night, no worries.

    I looked up and down and didnt see a late fee so i went ahead and paid. I was just checking my emailand found an email saying we had a balance due.

    They JUST entered the late fee after we paid and dated it for a day before we paid, trying to pull a slick one on us. I will NEVER rent from these people again. It is a terrible company and no one knows what they are doing. TERRIBLE.

    Too bad I can’t give then zero stars. This is the worst company you could ever rent from. DO NOT RENT FROM THEM! Do so at your own risk and if you do, don’t expect a dime back from your deposit. Consider yourself warned.
