I have to provide my input on Wyndham Capital Mortgage. I was receiving harassing emails from Emma Wohl.

I decided to submit a application. I submitted the application and never heard back anything.

Even if everything wasn’t looking too good perform customer service to tell me what I need to do in order to get a loan damn it is not that hard.

She found the time to constantly email me to submit an application everyday then after I heard both else.

  1. Dont take mortgage from wyndham as they will approve your loan to sell to some shitty company in market

    I took mortgage from them for house. The process went slow & every other day a different representative kept asking me similar documents. And after a month they sold my mortgage to the even more worse mortgage company BBT which I have been to trying to get hold for 2 weeks. Dont take mortgage from wyndham as they will approve your loan to sell to some shitty company in market

  2. Do NOT use this company, they are horrible to work with, and do not care about the customers!

    I don’t normally leave reviews, however since this was one of the worst experiences of my life, I’m leaving this brief review.

    They sound real nice on the phone when you are getting started. It took over three months for them to finally get our loan funded! The left hand does not know what the right hand is doing.

    I can’t tell you how many times they would ask for some kind of document, I would provide it quickly, then they would come back and ask for another document. I finally started asking “is there anything else you require”. Which they would always say “no that’s all we need”, several days later it would be the same thing again.

    These people did not even understand what a “seller carry-back” is! Even management was completely incompetent!

    My loan should have been a slam dunk. 50% LTV, great credit score, 20% cash reserves, and low debt ratios. I’m a former load officer and my wife is an escrow officer.

    We just cancelled our application today. We were working with Louisa B. and Jessica C. I had been calling them and emailing them for over a week. No calls were returned and I got an email this afternoon, finally. The lack of communication is ridiculous. We even called Louisa’s Manager and he/she hasn’t even returned the call.

    We did finally get a call after we sent them an email stating that we were going to cancel. That is when Louisa told us that there was something wrong with one of our tax forms.

    My husband said the attitude coming from her, was like she didn’t care if they got our business or not. My question is they had the tax forms for a little over a week. When they going to call us and tell us there was a problem?

    We are having the tax forms looked at. If there is a problem so be it. My question would still be, Why didn’t they call us and let us know right away?

    WORST WORST WORST company to deal with. Incompetent, unprofessional, and they do not deliver what they promise. Extended closing dates, never told up front exactly what is needed. I felt lost most of the time. When you apply for a loan you need your hand held and they do none of this.

    It’s a company that should not be in business and will not survive. They seem lost and unsure of what they are doing. Go to Quicken loans or Movement mortgage. Any company is better than Wyndham, when you have a bunch of idiots in charge ..especially Rob Zinger.

    Well it looks like my complaint is a lot like the rest, they made me jump though hoops for almost two months and kept reassuring me everything was going well and right on track and the loan was going to go though. I kept asking if there were any problems that would keep the loan from getting approved,

    they say, no problems. I spent almost $25,000 to get my home improvements going before monsoon season, and low and behold right before closing, problem. Now my savings is almost gone and no loan. They are trying to change our original agreement in their favor? bait and switch? Daniel Toth was my agent.

  7. This is not an ethical way to do business and I warn anyone else to please not do buisness with these "people."

    Instead I had to pay for these fees out of pocket just to have my loan sold back to the original lien holder! I feel Wyndham scammed my family out of $3,000, since freedom would have refinanced my mortgage for free, which I would not have minded except for the fact that I did not want to deal with their terrible customer service. This is not an ethical way to do business and I warn anyone else to please not do buisness with these “people.”

    Upon initial purchase of my home my mortgage was originally financed through Freedom Mortgage. After horrendous dealings with their customer service department I decided to refinance my loan and I settled on Wyndham Capital since they seemed to have great ratings and reviews across the board.

    I made it clear to the Wyndham employees who were tasked with my refinance that the main reason I wanted to refinance my current mortgage with a different company was because I no longer wanted to do business with Freedom Mortgage’s terrible customer relations.

    Long story short after nearly $3,000 dollars spent on closing costs, the appraisal, and also my time, I had a new mortgage with Wyndham. I was satisfied with my new loan and situation.

    Then a week after I signed the closing documents with Wyndham I received a letter from Wyndham stating that my mortgage had been transferred back to Freedom Mortgage!

    They have no Idea what they are doing. Refuse to speak or talk to anyone to see how to fix problem. Took $800 and said we would close by a certain date. incorrect, plus got fined for illegal practices. Great company until first problem then they disappear.

    they suck. after giving us a pre approved letter, we went shopping for home found one made contract then one week before closing, they told us that they could not approve the loan cause of some crap they found in are credit report.

    now we out of $495 and $5,000 cause they mess up. they should of told us at that start and not pre approved us. we work hard for our money and to loose that much is not right. company has no class. karma is a bit**.

    spent over 4 months with these incompetent imbeciles! do not do business with them! don’t return phone calls and move the goal posts when they forget to call or they say something that is a complete lie! kim spain is as incompetent as a corp officer! pathetic losers!

  13. But don't worry, they'll give you back the appraisal fee to make it all better.

    After months of working with Wyndham and another lender we decided to go with Wyndham and loan officer Tyler C. Unfortunately we were not able to reach the original close and our loan was expiring. Tyler suggested we do a new loan instead of extending three weeks and paying extension fees.

    He promised there would be no issues as it was the same underwriter. Well one week before closing his manager called as they were denying us for an employment fact that was disclosed to them from the beginning. “a guideline” was not met.

    He then informed us we were never fully approved, even on the loan that had expired. So much for Tyler telling us “your good to go.” “Everything is in and your approved, congratulations.”

    Do not trust their loan officers or their enticing letters. They flat out lied to us on numerous occasions. But don’t worry, they’ll give you back the appraisal fee to make it all better.

  14. Won't refer any of my clients.

    I was the sellers agent. They tried to blame the appraiser for the delay but he sent me a snapshot of the time stamp of when he uploaded the appraisal. Took them 1 week from then to let the buyer know the house did not meet sales price, causing a delay in closing.

    They changed our original closing date by 3 days. Then the day of closing they needed more documentation from the buyer and it was delayed another day. Needless to say we finally closed, but waaaay tooo much drama and lack of communication did not leave a good impression with me. Won’t refer any of my clients.

  15. Bad Service Provide

    Do not waste 5 weeks of your life only to find out after full approval that they decide they can’t loan on a particular type of property. Perhaps the most deceitful business I’ve ever dealt with.

    Take my advice and go to your local hometown bank and give them a chance. My local bank made it happen in 6 days! Lesson learned! One star onlbecause I’m not allowed to give a negative number….

    Update… Brett Johnson of Wyndum Mortgage took it upon himself to personally reach out to me and try to make an attempt to compensate for part of the mistake on Wyndums behalf. Good to know that they will admit when the are in the wrong and at least try to make amends.
