We signed on with the Rian group about 6 months ago. Since the initial sign, we felt miss-lead. the agent that came to our home stated they would do all the following to promote our home.

1.) Do a market analysis for fair market value.
2.) Prepare and complete the listing agreement
3.) Recommend improvements to maximize your homes value
4.) Enter our home on MLS regionally
5.) Notify top local agents of this new listing
6.) Schedule our home for an office tour.
7.) Schedule your home for an MLS tour.
8.) Distribute just listed flyers to your neighbors.
9.) Post your home information on the Internet
10.) Notify all potential buyers with details about the listing.
11.) Arrange showing for other agents
12.) Contact us regularly with feedback from showings and open houses.
13.) Prepare progress reports to you.
14.) Discuss all marketing activities with you.

Early in the listing, we found out that our home did not have all the pictures spaces filled out on the MLS and there was one picture that we asked repetitively to take down of our garage open.

They never removed this picture until October and we listed with them in April/ May.

We asked they post more pictures and fill out all the MLS questions for description about the home. They never did.

I had personally asked for feedback form each showing, the only feedback we got for about 3 months was that they liked the house.

However, no real concrete feedback until we got upset and asked again.

Then the agent representing our home told us a host of things that he felt needed updated.

However, this should have been provided earlier on so that we had opportunity to make it good.

We offered a paint allowance, this also was no where on the listing, the agent felt this was something we should not state.

Though on his personal feedback, he mentioned it and if it was an issue then they should have included this in the listing.

Every month we where asked to drop our price, we did and still they came back every month to drop it again.

We started to question his expertise when we presented him with what we had heard from other brokers in that they can not get through to him.

Not sure if it is the chaos of their phone tree within the company or him.

He just got defensive and tried to defend his phone records.

We told him because we thought he might be concerned with it. It appears he was less concerned than offended.

We asked he be present for showings because he needed to be able to answer questions from the brokers showing the home.

He showed for maybe 5 showings in 6 months. The other showings the agents let themselves in and we scheduled to not be there.

After every showing we asked for feedback and received none or very little.

I ended up reaching out to the agents that left their card, and was able to get feedback immediately.

Not sure why he could not do that. We painted our home, we let him know we painted.

He had a lack of urgency to get new picture or capitalize on the fact that is was newly painted on the MLS.

We had to take our own pictures and provide them to him. Every time there was a price change, the MLS listing was canceled and relisted NEW.

They said it was to place our home on the hot sheets quicker.

I am being told that the way you change a listing is to update the data and then it will move to top of list.

I have asked for a copy of each time they canceled and renewed our listing showing we agreed to this and they still have not supplied copies.

Our listing has the agent on there, but he is in AGENT REMARKS and only viewable via Agent view and after you read through the description of the home.

We asked he move his name to Co-Agent and he refuses to.

We ask him to be there for a couple showing while we where out of town.

He stated he was there and that he and the other agent turned off the lights and locked the doors personally.

When we returned home, the back door was left unlocked and all the lights still on.

We had agents show up hr early, he knew and did not tell us.

When stating it would be nice to know these things, he played like he did not know.

We saw the text to the customers agent had and he knew.

When presented this, so sorry no nothing.

The lockbox was left unsecured from another showing.

We have asked for copies of all the things below, we wanted to be sure this was processed to ensure all marketing strategies were done. Never provided.

We are now at the end of our agreement and I have asked they cancel our listing.

I asked this 2.5 weeks before the end and was told they do not cancel listings.

I do not trust the Rian group to even sell my home anymore nor do I think they can work or negotiate a deal that is good for both sides.

  1. so they walked the wrong piece of land.

    We listed our home with Jason Schreiter based on his representation that the Rian Group would market the property to a larger audience including out-of-state buyers, and that if we were unhappy with the results we could cancel at any time. Big mistake.

    The MLS listing was full of errors and even when we got those fixed it failed to point out the distinctive features of the property. Worse, this bland description overrode our thorough Zillow description.

    Rian group managed all of 3 showings in 5 months, one of which was a no show (realtor actually showed a completely different property); one a debacle (RG failed to notify us so the alarm went off and the realtor was scared of the dog so they could not show the land or the outbuildings);

    and the final one a partial screwup because the realtor could not figure out the property boundaries from the MLS, saying the MLS map was wrong, so they walked the wrong piece of land.

    My home is not listed on the market. However, I receive “telemarketing” calls from this group daily to list my home with their affiliate services. I have asked them to kindly cease & desist with their annoying calls numerous times and yet they continue to persist. My next step is to file a complaint with the Oregon Real Estate Board to address this company’s dubious business practices.

    Our specifically stated goal was ignored at the onset asking us to drop the price (already priced at the bottom) for the first interested person who lived down the street. What happened to the aggressive advertising campaign reaching worldwide to find the best buyer?

    (And a qualified one to boot) Not agreeing to this the next move was to create a new contract raising the price of the home by less than two thousand and asking for over eight thousand to contribute to the buyer’s loan process.

    This would have never been considered if we had a sincere agent working in our best interest. Is the primary objective of the Rian Group to sell homes in 29 days or less (it was 59 then) by whatever means available and not striving to” maximize value” for the client who pays the 6% selling fee?

  4. I suggest going threw anyone else in the Portland metro other than the Rian group

    These guys are holding my house hostage I didn’t care for their agent and the way he was handling my home for sale so I asked to terminate my contract which the wouldn’t now I can’t get a different real estate agent or company to sell my home unless it’s them huge headache and very childish the agen t in charge and his broker are all in on it now I can’t even get them on the phone, email ,

    anything. So I have to sit and wait 6 months to sell my home or let there incompentent bulllie of an agent sell it. How in the world does this happen in today’s housing market. I suggest going threw anyone else in the Portland metro other than the Rian group

    I had to block four different numbers from this company calling and calling repeatedly. I told them it was a crime to continue to contact a person when they are told to stop. It is called telephonic harassment. Report them to the police, as I did, when they keep bothering you.

    Needless to say, he was not very happy with me, Oh Darn. He actually had the nerve to say “I hope that you are happy with yourself” Of course I am happy with myself, I made you just as annoyed with me as I am with your scam of company.

    Oh and by the way, do your research on the principle of this “Business” before you even contemplate using them for anything. Just saying.

  7. Oh my god, these people are awful.

    Oh my god, these people are awful. They have called me over 15 times and each time I have told them to take me off their call list and not to contact me. I called their corporate office and complained as well.

    They called me again a few days ago in spite of my requests, wanting to list my home. So what did I do? I set up an “appointment” to meet with one of their agents. Well, I of course had no intentions on being there.

    They called me about a half hour after the scheduled time inquiring if I was still in the area and was I wanting to meet. I explained that I never had any intentions on meeting them and only set up the appointment so that they would hopefully get the point that I did not want to do any business with them EVER.

    I see that this company has a very low rating in Oregon, and has now brought the same bad model and behavior to the Western Washington area. I should have looked them up on Yelp before deciding to consider doing business with them. I didn’t and I am advising you to not make the same mistake I made.

    The company is absolutely self serving and not looking to serve you the client’s best interest. They brought no added value to the sale of my home. Although we tried to discontinue our relationship with them long before our home ever hit the MLS citing dishonesty on the part of the agent (Landon Hill & Paul Buss), and his admittance pushing a longer contract than we asked, they refused.

    I would advise anyone to steer clear of The Rian Group. Agent Kevin Riley came to our house ONE time to give his “sales pitch” and we signed on. That was literally the only time I saw him during our entire process. Many promises not kept (too many to go into here), but a few were,

    we had to drag information from him on offers that were coming in, no open house as promised, no flyers for the sign until AFTER we had accepted an offer even though he kept promising they were coming.

    Then our buyers agent abruptly left and Kevin became our buyers agent too (big mistake) but we had already found our new home so really all Kevin had to do was hand over the keys on the day of closing. He could not even be there for that, instead he sent a “courier” to give us our keys.

    Don’t sign with them. Worst representation and no shows with their promises. Kevin Riley does not deliver on all the promises he makes, does absolute minimal but still will darn sure take your thousands in fees! Never again!

    total scammers. all they do is call you and never stop. do not do business with these people. may have to file a complaint on them. they will steal your money and its all about them and not you.

    The Rian Group has been cold-calling me about my home in classic scammer manner — the caller provides a first name and says “I’m calling for my agent” but without identifying the agent or agency.

    It takes several questions to find out who the cold caller actually represents and what they do. That’s a bright red flag for any consumer. And Rian operates out of the Portland area, seven hours away. If they got my business they wouldn’t know what to do with it. I’ve told them to stop calling. No luck so far.

    This has got to be the worst realty company ever. I am purchasing a house where the seller is “represented” by these people. These people couldn’t even bother to call her to let her know we were coming to view the house. 3 different times. Others that viewed it said the same thing.

    When we made our offer the seller got no real representation from these “realtors” (I use the term loosely to describe this company). When we had the house inspected they didn’t even bother to inform her. They can take a full week to answer a question- even a minor one.

    Terrible company- I really feel sorry for the seller as this company didn’t care one iota about her. “Just give me the check but I won’t do anything for it” appears to be their motto. STAY AWAY!!
