Worst company to work with for Mortgage. Pulte Mortgage will give you 4K lender credit, if you close with them. But they will make sure they exaggerate all the closing fee and take back those 4K.
In addition, you will be ending up paying atleast 2K for only closing close. The escrow or prepaids are additional.
Will take all the advantages they can take of a poor customer. They will initially quote out of world rate.
Say if the rate in the market is 4.5, they will quote 5 as minimum. If you don’t shop by, you are gone.
And if you shop by and forward the other offers, they will match it immediately.
What does that mean? Do they think, a customer is Joker?? to play with??
Processing is a nightmare, none of the other lenders asks as detailed documents as these wants.
Bank Statements and we have to write in excel sheet how much we are going to spend penny by penny until the loan is closed.
When you have the credit score??? what non sense all these are??? The credit score it self will tell about, what a person is upto.
And coming to the other funniest part…the credit score…. I don’t know which systems they will use to check your credit.
I had three credit pulls in total for my mortgage. The median score was 750 with all other two…whereas Pulte median is 734 (they want to show me below 740, which is cutoff for better rates).
The list doesn’t end….where ever it is possible and how ever it is possible…..Make money and more money, no ethics at all…..
I am surprised to see some 5 Star ratings, may be they paid 20% down and 15 years, with provided counter offers from other lenders.
Stay away and don’t fall for the stupid lender credit.

Every step of the way I provided them with documentation, and proof of whatever it was they asked for, and I provided it in a timely manner, yet they waited until the 11th hour to let me know that if I didn’t jump through more of their hoops, I would’t get the loan…very unprofessional in my opinion. Do you know ANYONE who has been REQUIRED to rent out their just built, brand new house for 3 years in order to qualify for their loan???

Very easy to work with.
Very easy to work with. While there are not a ton of loan options, the loan officer and loan processor are very easy to work with. They are friendly, courteous, and always try to find a solution to a problem. Noel Hardy and Caroline Dermon were great.
I had some reservations going in with Pulte Mortgage, but I am more than satisfied. When there was miscommunication on their part, they owned it and apologized. To make things even better, they reduced closing costs to make up for the miscommunication. Thanks Pulte Mortgage!

Rio Phiavong provided an excellent service. He is a wonderful Loan Officer and we are very satisfied with his professional service for a smooth and reassuring loan process. He is very knowledgeable, courteous and most of all personable.
He goes out of his way to get all your questions and concerns answered or he will always try to find a solution. Just to highlight, the day before closing, we ran into some minor issues due to miscalculation of actual closing cost, which would have delayed the closing date by a day at least.
However, Rio, in his capacity, went extra mile in exploring couple of options, and putting paperwork accordingly even outside working-hours, which resulted in timely closing of the buying.

Great overall experience.
Great overall experience. I mean, it’s the mortgage industry and it’s heavily regulated, which is where the process can be painful for most not familiar. I am familiar with the process and I felt like they did a great job making it simple, streamlined, and painless.
Rates were super competitive, incentives from builder as well made it even more worth it. The builder built a fantastic home so the Pulte Builder and mortgage combo is highly recommended. They seemed well integrated so information flowed well between them and made the experience very smooth.
He was downright rude and just didn't care.
It was virtually impossible to get through to unfreeze my credit with Equifax. I was however able to unfreeze it with Experian and Trans Union with no problem. We called our loan consultant to explain the issue with Equifax. He flat out told us that it was our problem and we had to resolve it.
When we explained to him again that there was nothing we could do he told us there was nothing he could do either and that there was no way he could approve our loan without having my credit score from ALL 3 Bureaus and that included Equifax. He was downright rude and just didn’t care.
Don't waste your time.
Honestly, took Pulte well over a year to reply. What’s the point!

Recently I have applied for Pulte Mortgage for my 1st time home in Fort Worth/TX. After reading below reviews, I too got tensed and did not have faith. But the loan consultant/officers (Mandy/Beatriz from CO) are excellent and they made the process very smooth. I’ll surely recommend to give a try as they give good incentive too. They beaten the good rate from Alliant credit union for me.
This company, through deceptive business practices
This company, through deceptive business practices, caused us to lose our home! They dangled a 2 point discount on the home when we had another lender ready to go. Then, after six weeks of saying everything’s good, and after a conditional approval, they say my partnership means I am becoming self-employed,
even though I had provided a letter about it in the beginning and they said we were good to go. And they say no loan for us due to self employment. Del Webb, in cahoots with Pulte Mortgage, will not give us time to go back to the original lender, so no new home for us. Again, this company caused us to lose our home!!!!!!!!!
