Wast Of TimeI happened upon Playa Realty when I was looking for commercial space.
They showed me a space that I really liked providing I could finish the floors instead of the standard carpeting.
They negotiated for me with the broker for the space for almost 3 weeks until I was pressed for time because I was leaving town.
I kept asking them to send me copies of their offers but they kept me sending little 2 sentence responses from the other broker – so it was difficult to know what they were responding to, however, I was sure that Monica, from Playa Realty, who was handling the negotiation, was very clear on what I wanted. Finally she forwarded the following email:
Please see [landlord/broker’s] response as follows:
Make it 38 months and we have a deal. Please let me know ASAP and we will prepare a lease.
So they sent me the lease on a late afternoon on Friday and since I was leaving the following week I sent it to my lawyer assuming it covered all the points that we had negotiated.
It was a 45 page lease and it took my lawyer 4.5 hours just to go through it, When I read it on Sunday I was stunned to see that nothing we had talked about was in the lease, it was a total waste of time and a large lawyer fee.
Needless to say, I couldn’t sign the lease but I did have to pay my lawyer – a sum that they should definitely pick up.
