I have so much to say about the property I rented from Landmark Resources. My main issue was the ROACH INFESTATION.

On the first day of my lease, before I moved any of my own furniture in, I noticed around a dozen roaches per room crawling around the floors and walls.

The lease says that Landmark will provide a “one time extermination” and that pest control thereafter is the responsibility of the tenant.

Had I known what their idea of “extermination” would be, I would have never agreed to this clause.

I called Landmark to ask if this “extermination” had truly been performed and they said yes.

I told them there was still an alarming number of bugs in the house and they said they would send out someone to perform extermination again.

What I got two days later was a man who put the cheapest possible Raid bug bombs in four out of the six rooms in the house.

I seriously looked up the retail value of the bombs and they were $7 at walmart.

This is NOT an “extermination” and considering the house was partially infested before I even lived there, I realized pest control was going to be an expensive, ongoing problem.

The result? Complete cockroach infestation no less than two months into the lease.

I am at the end of my lease and I LITERALLY sealed off my kitchen because it has gotten so bad I refuse to cook meals or store food in there.

I sprayed, and bombed, vacuumed and spread powder, nothing works.

But because “pest control is the tenant’s responsibility” they have nothing to say about it.

FURTHERMORE, I thought my rent was too good to be true for a two-bedroom single family home–that’s because the house is in the WORST neighborhood in the entire Columbia area!

I’m talking, neighbors in the streets at all hours, fights, domestic violence calls requiring police every other week, you name it.

A drunk man threatened to stab my dog in my own front yard once while I was sitting on the porch. I am a 22 y/o female, you’d think the women at Landmark would have thought to warn me about the area I was moving into beforehand.

But they are more concerned with taking your money than assuring your safety.

Lastly, don’t even bother asking to get anything fixed.

I had a leak in the bathroom ceiling whenever it rained that left tons of water all over the floor.

Put a work order in and heard nothing. TEN WEEKS later a guy in an unmarked truck randomly shows up at the house–no notice, or anything–saying he was “there to fix the leak.”

I was literally confused and had no idea what he was talking about until he referenced the work order I put in, in December.

It was March at the time. Oh and, after he “fixed” the leaky ceiling, it still leaked.

Absolute worst rental experience in Columbia. I move out in a few days and couldn’t be happier.

At this point I don’t even care if they keep my security deposit, I just want to get the heck out of this slummy, roach-infested trash can.

  1. I highly advise you to seek elsewhere for your real estate needs.

    Landmark Resources, LLC is very poorly ran and this includes its owner. The leasing agents are very unprofessional. They may appear to be friendly and helpful when you are a perspective client, but once you fill out an application and give your deposit, this changes.

    They even have agents misrepresenting the agency and giving false information to get you to put a deposit down on a property. BEWARE if you are told your security deposit is refundable if you decided not to take the rental property after being approved- THIS IS NOT TRUE.

    They will keep your deposit. Landmark’s business practices are very poor and their main concern is money and closing the deal. The owner is the ring leader in this charade; one would think that this company would attempt to accommodate those with complaints or meet them in the middle.

    Landmark and its employees do not care about consumers, just getting the consumer’s money. Landmark Resources LLC clearly doesn’t pride themselves on customer service.They do the least that they can get away with and get the most that they can out of you, all while staying within their legal right. I highly advise you to seek elsewhere for your real estate needs.

  2. All in all, this was the worst experience I have had and I will never direct anyone to them.

    In the 3 weeks before I completely moved out, all bulbs were replaced and the ac filter was replaced. The painted walls are the wear and tear of living and I have never been charged for before.

    No toilet seat was broken, and the tub was as sealed as it was when I sent them pictures when I moved in. As stated before, I have never had issues with fleas on my cat and no outlet covers were broken.

    I have also been charged a late fee when this is the first that I am hearing of any charges that are extra. I am furious and will be contacting them directly as soon as they open.

    This was my first time and last time ever using this company. Not only was the staff rude and had the audacity to laugh at me over the phone, but the accounting also was very sarcastic and degrading when we went in to see what our fees were when my prior roommate left without paying her rent.

    When we finally moved out, we were very glad to leave. We did not clean the carpets with a professional company, but we did our basic cleaning and we tended to the up keep as we left. We no longer were in the rental by the end of October.

    This is the 35th of December and I have received a bill for $377 in charges. We were charged for a flea treatment – $173 – when we have never had fleas on my cat. We were charged for a cleaning service -typical- but were also charge for the replacement of light bulbs, blinds, ac fliter, outlet covers (all of which were in good repair) and the re-installation of a screen. They also claim to have needed to replace a toilet seat and to have caulked the tub, which is the general coverage of the property management.

    Maintenance department management is pathetic. Day 51 with a non-functioning dryer and STILL no resolve. Maybe I’ll string a clothesline in front of their office and see if THAT gets some attention! Very disappointed thus far…

    Horrible is an understatement!! Bugs, german roaches..rude RE agents..you name it!! If not for the proximity to the University..I would not stay here..

  6. Completely incompetent company they run. Stay away from these guys on the tenant side.

    I second the above post. Landmark was awful toward us as tenants. We also had a termite infested unit that was so bad we had to move out and get hotel rooms. Guess what? Landmark could care less.

    We still had to pay rent. They were slow getting maintenance people over. I wish I could post pictures of the amount of bugs invading our place. To top it off, they took $500 from our security deposit!

    The ONLY Kind person in the EnTiRe office is the Recptionist, Angel. Other than that, its employed by a bunch of unprofessional, woman w/bad attitudes!!! I would not recommend this property group to anyone.

    The WHOLE office should be restaffed!!! it shouldve been a red flag when i was in the office and Actually Heard how 1 employee was speaking to a tentent while I was just a few feet away!!!

  8. IF THERE WAS A RATING OF ZERO THATS WHAT THEY WOULD GET!!

    They dont ever want to fix anything or replace it when it is completely broke. My downstairs toilet kept backing up so I called and told them simple plunging was not working. They said they would put me on the maintenance schedule, well 2 weeks then 3 weeks went by didn’t hear a word but it didn’t matter I took it upon myself to fix the issue.

    They never sent anyone but guess what they did do? They sent me a bill for $60.80 because they said maintenance man came and flushed my toilet and it was working. They said clogged toilets are tenants responsibility. HOW? WHEN ITS A DRAINAGE PROBLEM! Needless to say he lied he never came to my home!!

    Telling me I’m responsible for all repairs to my home! WTH! HOW WHEN THEY ARE THE LANDLORDS!!! if I am going to pay for repairs I will buy my own house! What am I paying them rent for? Rude b****tches in office too! IF THERE WAS A RATING OF ZERO THATS WHAT THEY WOULD GET!!!!!!!

  9. The absolute WORST customer service.

    The absolute WORST customer service. On my son’s first day the apartment smelled of cigarette smoke, there were cigarette butts in the apartment, the AC was not working (this was in August) and the sliding glass door was broken.

    When we advised property management they implied we were making things up and even went so far as to suggest that the pictures we took of the cigarette butts were taken elsewhere. We asked for a return of the rent check and deposit, which has not been sent. HORRIBLE!

    Renter/Owners beware. This company scams customers in anyway they can to earn an extra dollar. If you ever need maintenance, well good luck. Worst property management company in Columbia. Check the other reviews on Google.

    Absolutely garbage company. No ethics and sense of responsibility. They are good at finding excuses and masters of giving you runarounds. They managed my property and I just can’t wait for the contract to be over.

  14. Never Again

    After we moved in and scoped out the house, we sent her our move-in report that included damages to the house and we noted that the house does not have a fire extinguisher (kind of an important thing to have in a rental home…).

    She did not follow up and three months later we still do not have a fire extinguisher. Hopefully we don’t have any fires or else they are screwed…. In sum, these people are extremely incompetent and need to get their act together.

  15. Bad Service Provide

    We were renting a home in Columbia,SC, from a Landlord, that I thought was on our side. We were very good tenants, too good for our own good!! We had to move out before our lease was over, because my husband manage to obtain, another job, in a different state, he had a previous management company.

    They were a nightmare for him, we knew nothing about that even before we moved in. After that mess was over, I told the Landlord to come look at his property and see fro his self, what the people,

    I am not sure how many lived there, before us. We had a good relationship, so i thought. Paid our rent on time and when we moved before the lease was over, we paid for that.
