Wyndham Capital Mortgage

Waste of Time

I have to provide my input on Wyndham Capital Mortgage. I was receiving harassing emails from Emma Wohl.

I decided to submit a application. I submitted the application and never heard back anything.

Even if everything wasn’t looking too good perform customer service to tell me what I need to do in order to get a loan damn it is not that hard.

She found the time to constantly email me to submit an application everyday then after I heard both else.

A waste of my time

  1. Bad Service Provide

Do not waste 5 weeks of your life only to find out after full approval that they decide they can’t loan on a particular type of property. Perhaps the most deceitful business I’ve ever dealt with.

Take my advice and go to your local hometown bank and give them a chance. My local bank made it happen in 6 days! Lesson learned! One star onlbecause I’m not allowed to give a negative number….

Update… Brett Johnson of Wyndum Mortgage took it upon himself to personally reach out to me and try to make an attempt to compensate for part of the mistake on Wyndums behalf. Good to know that they will admit when the are in the wrong and at least try to make amends.

  2. Won't refer any of my clients.

I was the sellers agent. They tried to blame the appraiser for the delay but he sent me a snapshot of the time stamp of when he uploaded the appraisal. Took them 1 week from then to let the buyer know the house did not meet sales price, causing a delay in closing.

They changed our original closing date by 3 days. Then the day of closing they needed more documentation from the buyer and it was delayed another day. Needless to say we finally closed, but waaaay tooo much drama and lack of communication did not leave a good impression with me. Won’t refer any of my clients.

  3. But don't worry, they'll give you back the appraisal fee to make it all better.

After months of working with Wyndham and another lender we decided to go with Wyndham and loan officer Tyler C. Unfortunately we were not able to reach the original close and our loan was expiring. Tyler suggested we do a new loan instead of extending three weeks and paying extension fees.

He promised there would be no issues as it was the same underwriter. Well one week before closing his manager called as they were denying us for an employment fact that was disclosed to them from the beginning. “a guideline” was not met.

He then informed us we were never fully approved, even on the loan that had expired. So much for Tyler telling us “your good to go.” “Everything is in and your approved, congratulations.”

Do not trust their loan officers or their enticing letters. They flat out lied to us on numerous occasions. But don’t worry, they’ll give you back the appraisal fee to make it all better.

  4. worst company I have ever dealt with!

worst company I have ever dealt with! do not look for a loan with this company. They will tell you one thing then try the old bait and switch

  5. do not do business with them!

spent over 4 months with these incompetent imbeciles! do not do business with them! don’t return phone calls and move the goal posts when they forget to call or they say something that is a complete lie! kim spain is as incompetent as a corp officer! pathetic losers!

  6. they suck. after giving us a pre approved letter

they suck. after giving us a pre approved letter, we went shopping for home found one made contract then one week before closing, they told us that they could not approve the loan cause of some crap they found in are credit report.

now we out of $495 and $5,000 cause they mess up. they should of told us at that start and not pre approved us. we work hard for our money and to loose that much is not right. company has no class. karma is a bit**.

  7. They have no Idea what they are doing.

They have no Idea what they are doing. Refuse to speak or talk to anyone to see how to fix problem. Took $800 and said we would close by a certain date. incorrect, plus got fined for illegal practices. Great company until first problem then they disappear.

  8. DO not go here

Upon initial purchase of my home my mortgage was originally financed through Freedom Mortgage. After horrendous dealings with their customer service department I decided to refinance my loan and I settled on Wyndham Capital since they seemed to have great ratings and reviews across the board.

I made it clear to the Wyndham employees who were tasked with my refinance that the main reason I wanted to refinance my current mortgage with a different company was because I no longer wanted to do business with Freedom Mortgage’s terrible customer relations.

Long story short after nearly $3,000 dollars spent on closing costs, the appraisal, and also my time, I had a new mortgage with Wyndham. I was satisfied with my new loan and situation.

Then a week after I signed the closing documents with Wyndham I received a letter from Wyndham stating that my mortgage had been transferred back to Freedom Mortgage!

  9. This is not an ethical way to do business and I warn anyone else to please not do buisness with these "people."

Instead I had to pay for these fees out of pocket just to have my loan sold back to the original lien holder! I feel Wyndham scammed my family out of $3,000, since freedom would have refinanced my mortgage for free, which I would not have minded except for the fact that I did not want to deal with their terrible customer service. This is not an ethical way to do business and I warn anyone else to please not do buisness with these “people.”

  10. Daniel Toth was my agent.

Well it looks like my complaint is a lot like the rest, they made me jump though hoops for almost two months and kept reassuring me everything was going well and right on track and the loan was going to go though. I kept asking if there were any problems that would keep the loan from getting approved,

they say, no problems. I spent almost $25,000 to get my home improvements going before monsoon season, and low and behold right before closing, problem. Now my savings is almost gone and no loan. They are trying to change our original agreement in their favor? bait and switch? Daniel Toth was my agent.

  11. WORST WORST WORST company to deal with.

WORST WORST WORST company to deal with. Incompetent, unprofessional, and they do not deliver what they promise. Extended closing dates, never told up front exactly what is needed. I felt lost most of the time. When you apply for a loan you need your hand held and they do none of this.

It’s a company that should not be in business and will not survive. They seem lost and unsure of what they are doing. Go to Quicken loans or Movement mortgage. Any company is better than Wyndham, when you have a bunch of idiots in charge ..especially Rob Zinger.

  12. I wouldn't recommend this mortgage company.

We just cancelled our application today. We were working with Louisa B. and Jessica C. I had been calling them and emailing them for over a week. No calls were returned and I got an email this afternoon, finally. The lack of communication is ridiculous. We even called Louisa’s Manager and he/she hasn’t even returned the call.

We did finally get a call after we sent them an email stating that we were going to cancel. That is when Louisa told us that there was something wrong with one of our tax forms.

My husband said the attitude coming from her, was like she didn’t care if they got our business or not. My question is they had the tax forms for a little over a week. When they going to call us and tell us there was a problem?

We are having the tax forms looked at. If there is a problem so be it. My question would still be, Why didn’t they call us and let us know right away?

  14. Do NOT use this company, they are horrible to work with, and do not care about the customers!

I don’t normally leave reviews, however since this was one of the worst experiences of my life, I’m leaving this brief review.

They sound real nice on the phone when you are getting started. It took over three months for them to finally get our loan funded! The left hand does not know what the right hand is doing.

I can’t tell you how many times they would ask for some kind of document, I would provide it quickly, then they would come back and ask for another document. I finally started asking “is there anything else you require”. Which they would always say “no that’s all we need”, several days later it would be the same thing again.

These people did not even understand what a “seller carry-back” is! Even management was completely incompetent!

My loan should have been a slam dunk. 50% LTV, great credit score, 20% cash reserves, and low debt ratios. I’m a former load officer and my wife is an escrow officer.

  15. Dont take mortgage from wyndham as they will approve your loan to sell to some shitty company in market

I took mortgage from them for house. The process went slow & every other day a different representative kept asking me similar documents. And after a month they sold my mortgage to the even more worse mortgage company BBT which I have been to trying to get hold for 2 weeks. Dont take mortgage from wyndham as they will approve your loan to sell to some shitty company in market

  16. Scammer

I was going to refinance my home with Quicken loans but Wyndham capital called me and offered a lower interest rate. The sales guy (Donny Kirby) convinced me that this was going to be much cheaper than Quicken or any other lender.

I agreed and then started the tedious paperwork (as a couple of the posts below mention). It was never ending, document after document — sometimes the same document was asked twice (once by the loan officer and then by the closing agent!). After 4 weeks of sending documents, emailing back and forth for an explanation of one thing or another

  17. This company is completely unethical in their lending practices.

HORRIBLE company! They had me jumping through so many hoops weekly, if not daily. I did everything they asked of me and met every single requirement and then they had the audacity to deny my loan after 8 months for something so petty and “mickey mouse”. This company is completely unethical in their lending practices.

  18. i am filling complain and want my $425.00 back.

I wished i read all this complains about this company it is true they asked for every detail and took them 3 mounts i told them up front i don want appraisal done before i know if i get qualify they said everything is fine just need appraisal so it cost me $425.00 and after that thy ask for missing pages and finally they said i am under 45% and not qualify .

please don’t go to them i am not even sure if my personal information is safe with them .i am filling complain and want my $425.00 back.

  19. Not about the customer but only about making the sale.

I applied for a cash out refinance recently with Wyndham Capital. The loan did not go through because the title was for a single family home but a portion of the home was rented out. This was not a big deal to me. What struck me was that after this, the agent did not respond to me anymore after I decided politely not to go through with an appraisal.

I was told they were not sure if it would go through because of the title clause even after an appraisal was paid for. I figure they couldn’t help me so why waste any time to write or call me back.

After this experience I would not recommend Wyndham Capital mortgage to anyone. I feel that the person I dealt with was out of touch with the human aspect of business. Not about the customer but only about making the sale.

  20. Not to say yes we can do it or no we cannot.

Received an email asking whether I was interested in a re-fi quote. I replied and received a follow up email almost instantly from Drew who introduced me to his manager Matt. I also received an immediate response from Matt. After sending them all the information they requested I never heard back from either of them.

Not to say yes we can do it or no we cannot. I find that every unprofessional in view of the fact that they contacted me first. If they weren’t interested then do not send out emails for information. That all began on August 20th. No response as of yet. I’m giving up !!!!

  21. TERRIBLE EXPERIENCE - Don't waste your time!!!!

I had the WORST experience ever with Whydham Capital and specifically Dennis McCoy. STAY AWAY AND BEWARE unless you are a PERFECT client – which you should then go to the local bank. At first Dennis was so nice and welcoming ……..that was until he realized it wasn’t a perfect file. I guess 95% perfect doesn’t work.

He never got back to us, when we called for his manager his manager never contacted us, even the new assistant didn’t call us back. RUN and RUN FAR from Dennis McCoy and Whyndham Capital.

AFter 8 weeks of us waiting for answers he came back with lame excuses and things needed in our file that we had already given him. TERRIBLE EXPERIENCE – Don’t waste your time!!!!

  22. NOT recommended.

SSSSSOOOOO not pleased with this company. We decided to use them after carefully weighing the pros and cons of other companies. I wish we would have used someone else. After an extremely long time, we were told that our refi could not go through because of some poppycock information that they had from the beginning.

We lost out on lower rates, the cost of the appraisals (other mortgage companies won’t accept them), and other costs associated with our VA loan.

If you are examining companies, ensure that you go with a company that has the wherewithall to work with the military and a top notch staff that knows what they are doing. This is our first refi, but how many times can you ask for the same information. NOT recommended.

  23. Don't deal with these people.

Don’t deal with these people. It is a scam! Mr. Beacus is a top notch scammer and belongs with this company.

  24. Guess we got the wrong mortgage banker.

Guess we got the wrong mortgage banker. It took OVER 2-1/2 MONTHS to get our refinance done. Thank goodness we finally got a manager to look it over and get it through.

One of the most stressful and frustrating experiences we have ever had! Would definitely not recommend. Friendly staff, but unless you get the right person it will not be an easy or smooth process.

  25. Stay away!

Ugh! These guys are horrible! I believe they are a scam designed to get $400 appraisal out of the unsuspecting customer — whether or not they give that customer a loan. They are agonizingly slow, and when the rates go up and you are still playing footsie with them, they then try new tricks:

We need more docs, more pay stubs, new mortgage payment stubs, make some repairs to your place, oh look now we found a lien on your property (btw: the lien was utterly false!). Stay away!

  26. I had a terrible experience with Wyndham Capital via the Costco mortgage program.

Their initial offer came in worse than the offer from Westar. I asked the loan officer at Wyndham Capital whether he would match the offer and I had trusted them because they agreed to match the lender rebate. He told me he got a “pricing exception” for me.

Wyndham Capital then did a bait and switch on me to get me to move forward. The appraiser they used which appeared to be an affiliated company appraised my property much lower than the market value – almost 15% lower – and said they had to revert back to to the initial first offer which had a lender rebate less than half of what they got an “exception” for.

Needless to say, they wasted 2 months of my time. It is a shame that Costco works with Wyndham Capital. It is clear to me they never got a “pricing exception” because they sent me the exact same offer as their initial pricing after the appraisal came back.

  27. We got an excellent rate but to took several months to refinance.

Joe Brown was excellent and worked with me to iron all of the several difficulties I encountered. The loan should have closed quickly. The loan was about 30% of appraised value. Our credit rating is excellent. Our income is much higher than what was required.

I sent all documents asked for on the original submission. I kept receiving additional requests which I always responded to within 24 hours. Our neighbor was also refinancing with a bank and closed in less than 30 days without frivolous requests. We got an excellent rate but to took several months to refinance.

  28. Initially the Loan officer Kent started the loan process very positively.

Initially the Loan officer Kent started the loan process very positively. Actually till the property appraisal has been done they were running after me. However after appraisal came with higher value than what i mentioned in the application they started delaying the process.

Simply they are asking unnecessary documents and also they did some typo mistakes in the application , when i sent several emails regarding the errors to Dan he said i dont have to worry about them and asked me simply to sign them electronically.

unless i call them several times over phone , i am not getting any response from them. now they are warning me that if i delay response, the rate lock will expire.

  29. I got a competitive rate with a great deal on closing and they got this processed fast.

I got a competitive rate with a great deal on closing and they got this processed fast. It seems they got crazy when I added cash to my account a few days before closing but we got it worked out.

They look for solutions to speed up the process and do not throw out too many roadblocks. My loan compared to other peoples experiences was lightning fast and their online portal helped expedite.

  30. I was very satisfied with my experience.

I was very satisfied with my experience. The loan closed just a few days after the estimated closing date. Very professional, nice to work with a company that knows there stuff and has integrity.

  31. Everyone was professional and worked well as a team.

I gave Wyndham 4 stars due to the challenges in the beginning and middle of the refinance process. However, once I contacted Melissa and Josh, the process started improving and it got done on time as agreed.

I was kept informed and it went smoothly with a great closing. Wyndham communicated with the title company I selected and arranged for the closing to be on a Saturday conveniently in my home. Everyone was professional and worked well as a team.

Wyndham also increased their credit for me to cover the small cost of the refinance which made it possible to close on time as necessary for my situation. The refinance was completely free for me and my situation. They truly did everything and anything possible to make my refinance successful and done on time. It took less than 3 weeks with Thanksgiving in the middle for my refinance to be completed.

  32. In the middle of the process of refinancing with them wasn't really sure if the bad ratings were true or not.

I would have given them five stars but I really didn’t believe all the five star ratings they all sound the same to me like if somebody wrote them. In the middle of the process of refinancing with them wasn’t really sure if the bad ratings were true or not.

They work very hard they’re very meticulous and they want to know everything about you financially I suppose probably because they’re going to sell your loan which is not a problem.

They got me about 46,000 where as loan depot was going to get me about 41,000 initially after I told them I was going with Wyndham they told me they give me another thousand. Quicken loan with their rocket mortgage was going to give me about 36,000. These are all cash out figures which I got with my refinance. I was very happy with Wyndham, I guess you can see why. Kathryn and Nona did an excellent job.

  33. My experience with Wyndham Capital was excellent.

My experience with Wyndham Capital was excellent. My loan officer was Chris Trueman and his name is a perfect fit for him. He told me accurate and helpful information beginning with the moment we first spoke.

He put me at ease with the entire process, including addressing my fears about submitting sensitive information online, and walking me through each step. He was courteous and professional, as well as jovial and upbeat.

I never hung up the phone feeling worried, anxious or confused. He was always there for me and never led me astray. You cannot go wrong with him and with Wyndham.

  34. This is the second time we have worked with Drew on a refinance.

This is the second time we have worked with Drew on a refinance. The previous time, we had contacted several lenders before we spoke with him, but when we spoke with him, we found him to be very responsive, and well informed about our options.

At that time, we had several unique aspects to our refinancing situation, which proved to be challenging. However, he proved to be more knowledgeable than most of the other lenders we worked with, and was able to both point out pitfalls the others had missed, and find solutions that best fit our situation.

In short, we had a very positive experience with him, which led us to contact him right off the bat when we had the opportunity to refinance again for a lower rate.

  35. James Hyatt did a wonderful job!

James Hyatt did a wonderful job! Very helpful and responsive. The process was somewhat tedious as “they” kept asking for more and more paperwork. Wyndham’s insistence on wind and hail coverage in CA-Bay Area annoyed me. Streamlining the paperwork process would be improve service. Wyndham Documentation gets 3 STARS.

  36. He was a pleasure to work with.

Tyler Hines was our loan officer. He was a pleasure to work with. Tyler was always available and was super responsive to every inquiry we made. We had several issues with miscommunication between his subordinate workers and the underwriters which added to the stress but Tyler never failed to address the issues and resolve them quickly. We closed this loan within 30 days of beginning the process. That is very impressive.

My only recommendation would be that Wyndham management address the poor internal communications between everyone involved in the loan process. We had workers call us with outdated information or asking questions that had already been answered.

Improving their internal communications between departments and would help reduce the client’s stress in a process that iis extremely stressful even when everything is well communicated.

  37. patience through a long closing process due to seller title issues..

Staff did a great job helping our family through the entire Mortgage process. Brett and his team showed great follow up, and patience through a long closing process due to seller title issues..

  38. Never Again

Be patient. Keep asking questions.Ken Dunkle delivered as promised.
