I have so much to say about the property I rented from Landmark Resources. My main issue was the ROACH INFESTATION.

On the first day of my lease, before I moved any of my own furniture in, I noticed around a dozen roaches per room crawling around the floors and walls.

The lease says that Landmark will provide a “one time extermination” and that pest control thereafter is the responsibility of the tenant.

Had I known what their idea of “extermination” would be, I would have never agreed to this clause.

I called Landmark to ask if this “extermination” had truly been performed and they said yes.

I told them there was still an alarming number of bugs in the house and they said they would send out someone to perform extermination again.

What I got two days later was a man who put the cheapest possible Raid bug bombs in four out of the six rooms in the house.

I seriously looked up the retail value of the bombs and they were $7 at walmart.

This is NOT an “extermination” and considering the house was partially infested before I even lived there, I realized pest control was going to be an expensive, ongoing problem.

The result? Complete cockroach infestation no less than two months into the lease.

I am at the end of my lease and I LITERALLY sealed off my kitchen because it has gotten so bad I refuse to cook meals or store food in there.

I sprayed, and bombed, vacuumed and spread powder, nothing works.

But because “pest control is the tenant’s responsibility” they have nothing to say about it.

FURTHERMORE, I thought my rent was too good to be true for a two-bedroom single family home–that’s because the house is in the WORST neighborhood in the entire Columbia area!

I’m talking, neighbors in the streets at all hours, fights, domestic violence calls requiring police every other week, you name it.

A drunk man threatened to stab my dog in my own front yard once while I was sitting on the porch. I am a 22 y/o female, you’d think the women at Landmark would have thought to warn me about the area I was moving into beforehand.

But they are more concerned with taking your money than assuring your safety.

Lastly, don’t even bother asking to get anything fixed.

I had a leak in the bathroom ceiling whenever it rained that left tons of water all over the floor.

Put a work order in and heard nothing. TEN WEEKS later a guy in an unmarked truck randomly shows up at the house–no notice, or anything–saying he was “there to fix the leak.”

I was literally confused and had no idea what he was talking about until he referenced the work order I put in, in December.

It was March at the time. Oh and, after he “fixed” the leaky ceiling, it still leaked.

Absolute worst rental experience in Columbia. I move out in a few days and couldn’t be happier.

At this point I don’t even care if they keep my security deposit, I just want to get the heck out of this slummy, roach-infested trash can.

    I am writing this email to express my sincere gratitude. I received my security deposit. I sincerely thank Landmark Resources. I broke the lease due to the relocation of my employer. So, I was very worried that I won’t be able to pay rent both in South Carolina and New York.

    The Landmark Resources has managed a new tenant in my apartment. It was a great relief for me. Further, they have returned my security deposit. I really appreciate all the support they have done in my bad time. I am very happy to express my strong satisfaction.

    Kay at Landmark resources is an absolute GEM! I can’t thank her enough for always having such excellent customer service and always knowing how to speak to people.

    No sense in going into dramatic detail about my 3 stars. Overall my experience was OK. they snatched every dime from my security deposit they could, no doubt. Overall though, Kay always saved the day! ALWAYS ASK FOR KAY!

  4. Instead of them being so worried about the tenant resigning their lease would be nice if they can make sure the tenant is happy.

    Great location for the price. But when something needs to get fixed like the AC takes forever for them to do a work order. I have a child living the apartment with us and I’ve called to get the AC checked 3 times and still no ones come to check it.   5. Not true. We filled them all.

    We rented from this company for two years. For the most part, they at least tried to fix things, but not always. And when it wasn’t easy, they just stopped trying.

    For example, we never had more than a trickle of cold water coming out of the kitchen faucet during the entire two years (and had to go fill up the coffee carafe in the bathroom).

    They never fixed a broken door even though we included it on the move-in-inventory and called several times about it. They didn’t fix the nail holes, dirty carpet, etc., that we noted in our inventory, as well.

    What you can count on is for them to create excuses for keeping your money. We knew that going in (most the reviewers mentioned it), and we just got proof of it today. They deduced $140 for cleaning. We thoroughly cleaned it even though it was horrible when we moved in (greasy range hood filter, moldy, disgusting tile in the bathroom, dog slobber caked onto the blinds in the bedroom, and carpets that hadn’t even been vacuumed (even though you are required to shampoo them when you move out).

    I spent several days cleaning the apartment enough to be moved into and noted what I saw at first on the move-in inventory (some things I didn’t notice until later, like the dog-slobbered blinds). We were the ones to fill every nail hole from our use and the prior tenant’s use, yet they deducted from our inventory for nail holes. Not true. We filled them all. They also deducted for reinstalling a shelf in a closet. We never took one down.

    The place was cheap, so we got into this arrangement with our eyes wide open. But we still want to forewarn others that if you rent from Landmark, you can expect to lose a substantial part of your deposit even if you, as was true for us, leave the apartment much better than you found it.

    Maintenance department management is pathetic. Day 51 with a non-functioning dryer and STILL no resolve. Maybe I’ll string a clothesline in front of their office and see if THAT gets some attention! Very disappointed thus far…

  7. IF THERE WAS A RATING OF ZERO THATS WHAT THEY WOULD GET!!!

    They dont ever want to fix anything or replace it when it is completely broke. My downstairs toilet kept backing up so I called and told them simple plunging was not working. They said they would put me on the maintenance schedule, well 2 weeks then 3 weeks went by didn’t hear a word but it didn’t matter I took it upon myself to fix the issue.

    They never sent anyone but guess what they did do? They sent me a bill for $60.80 because they said maintenance man came and flushed my toilet and it was working. They said clogged toilets are tenants responsibility. HOW? WHEN ITS A DRAINAGE PROBLEM! Needless to say he lied he never came to my home!!

    Telling me I’m responsible for all repairs to my home! WTH! HOW WHEN THEY ARE THE LANDLORDS!!! if I am going to pay for repairs I will buy my own house! What am I paying them rent for? Rude b****tches in office too! IF THERE WAS A RATING OF ZERO THATS WHAT THEY WOULD GET!!!!!!!

  8. The absolute WORST customer service.

    The absolute WORST customer service. On my son’s first day the apartment smelled of cigarette smoke, there were cigarette butts in the apartment, the AC was not working (this was in August) and the sliding glass door was broken.

    When we advised property management they implied we were making things up and even went so far as to suggest that the pictures we took of the cigarette butts were taken elsewhere. We asked for a return of the rent check and deposit, which has not been sent. HORRIBLE!
