No ResponseI see a flag that Mr. Wagher responds in about one hour. In my case, it was the next day. But that would have been OK, if not for what followed.
After a brief telephone convo, I offered to send an Assets/Liabilities spreadsheet to help him choose the best product to refi one of my rentals that had a 1st and a HELOC.
Together those loans added up to less than half the property’s zillow value. Good ratio, in other words.
No response. So I followed up that evening to verify he’d rec’d this confidential info, and he responded that he’d work on it “tomorrow.” That email exchange was July 19.
It is now July 26, and I have had no contact from Mr. Wagher. I follow the rule when choosing contractors “If you can’t make the sale, you don’t get the job.”
UPDATE 07/27/17: Mr. Wagher emailed today with an apology for his lack of follow-through, explaining he wasn’t realistic about his workload.
He supplied a chart to compare options and wrote a narrative with cogent questions about our long-term strategy. We had already contacted another lender, though.
