Inspire Home Loans

Worst Experience

The absolute worst home buying experience With Inspire Home Loans, and I’ve purchased four homes.

There were numerous mistakes made on multiple iterations of the contract paperwork-mistakes that would have cost me thousands!!!

My loan officer Valerie was terrible. She couldn’t account for the mistakes or explain them to me.

When I asked her yet again about mistakes in the last version I received the week prior to closing, she responded by calling me “love” and telling me not to be scared (and didn’t address the mistakes).

This response was completely unprofessional and condescending, especially considering I’m older than her, have owned three homes, and her track record of mistakes.

Lastly, I kept getting hounded to turn in documents that I had already provided, which was frustrating!

Avoid working with them if you can, otherwise, go through your documents with a fine tooth comb.

  1. Ridiculous to not be able to pay my bill

I have been attempting to make a payment over the phone (which I do on a regular basis) for 3 days and the system will not allow me to do so. I have also made multiple attempts online to no avail. I cannot reach a live person either to remedy this. Very frustrating.

  2. Worst mortgage company ever!

    DO NOT USE!
THEY WILL RUN YOUR CREDIT AND THEN TELL YOU THEY CANNOT GET YOU APPROVED! I AM A REAL ESTATE INVESTOR OWNED SEVERAL PROPERTIES TWO OF THEM FREE AND CLEAR PLENTY OF ASSETS INCLUDING RETIREMENT ACCOUNTS MONEY MARKET AND OTHER LIQUID ASSETS AND BOTH MY WIFE AND ME WERE STILL NOT ABLE TO GET APPROVED ON A PRIMARY HOME WHICH I COULD BUY CASH!

  3. Terrible terrible communication

So let me start by saying I’m a first time home buyer, never been through the process and wouldn’t even know how to get it started…. we found the house of our dreams (needed to be built still) and was referred to the builders mortgage broker “inspire home loans” to help us with a game plan to land us in this house…. my wife and I needed to make credit improvements but we had roughly 6 months to do so- my first interaction with the mortgage broker seemed like he didn’t even care to talk to us in the first place…. we then got in contact with someone in their credit repair company and she helped us get a game plan down… 3 months goes by (it’s about beginning of June)I try calling the mortgage broker about 4 times in that 3 months never a call back or answer- all I wanted to know is if we were doing things correct or if I needed anything else to be done,… (it’s my first house I have no idea what I’m doing) he finally answers a call a couple days later in that 3 month period and he says “call me back when you’re ready to run credit” literally…. so after paying off roughly $24,000 of my debt to get where I need The end of August rolls around house has carpet, power, hardwood floors, marble counters, etc. I’m thinking “it’s getting close my credit is where they asked it to be, I hope nothing comes up” so I call him (took about 3 days for him to finally answer) and he says “oh wow they’re looking to close by end of September” yea me thinking how excited I was…. until he mentions “do you have that 3.5% downpayment ($17,200) i was blown away to be honest not once did this guys explain it to me this needed to be upfront when signing…. apparently it was in the pre approval documents (stupid me I guess not going through it thoroughly), you know i figured through this process if these people wanted me to truly be set up to buy this house they would have called me atleast once every 2 weeks at the minimum ????????‍♂️ I spoke to him on the phone only 3 times in 6 months and never did he mention it… kind of seems like a big deal…. so now the the builder is keeping $2000 of my $3000 earnest money because “it was cut and dry laid out plan for you”. I know I sound bitter and I’m apologize for that but all I wanted was for someone to walk me through and guide me every step of the way. I think if I had a mortgage lender that had kept in contact and going through the game plan the whole process I would have met all the goals they laid out. Century homes was most part great to deal with until the end not taking responsibility for setting me up with someone who led me to fail. I won’t ever refer them to someone. Already working with a mortgage company that has done 100 times better in one week than inspire homes has done in 6 months.

  4. All packed up with nowhere to go

My family and I was excited when we started the process of building a home. We went to Wade Journey Homes website and it was quick and easy. From there we were directed to Inspire Home Loans who is their preferred lender. We received emails from the loan officer Colin who was requesting everything need for a preapproval. After we sent over everything we received our approval and never heard back from Colin until a month later. At this point we had already received confirmation from Wade Journey Homes for our first walk through along with insurance information from Inspires preferred insurance company. When Colin contacted us back we were 3 weeks from a walk through date and had already given our 30 day notice. Colin informed us that the very paperwork that he approved for a qualification is the same paper work that he was denying our loan. We were in shock. This was unbelievable. How can this be???? Well the story has many turns and I will be joining an open forum this May to discuss false pretenses in home ownership. The lies. And also the lack of humanity. My family and I will be on the street as of this Tues.

  5. WHAT IS RIGHT ABOUT THIS!

This company is fully owned by the construction company (Century Communities) that is selling the new home subdivision. They encourage you to use their loan with incentive toward closing costs (not unusual). However; if you want to use your own lender, they will not allow you to get the advertised incentives.

OK that may be fair; but worse, instead of a possible non-refundable $5,000 deposit if you don’t close the transaction, they require $15,000 deposit because you did not use their lender. WHAT IS RIGHT ABOUT THIS!
