Lost the opportunity to purchase a really nice home (foreclosure) because of the Embrace loan officers inexperience with Embrace Home Loans requirements for inspections and such.

We were given misinformation on hiring a renovation contractor which resulted in otherwise avoidable delays.

The home went to a buyer with a knowledgeable lender. There are better more qualified lenders around than Embrace.

Do a little searching and you’re sure to find one. Dealing with Embrace was a problematic waste of time.

  1. Embrace home loans is a predatory Lender targeting the elder

    Embrace home loans are predatory lenders! My elderly sister had a loan with Citi Bank that went into foreclosure, and Embrace came in like vultures and told my sister and brother-in-law they would bail them out plus give the extra $8000.00. Still, they didn’t do a title search and assumed that the land they refinanced was more than 28 acres. There was also a 5-acre track and house on 1 acre.

    The total 28 acres, 5 acres, and a house on 1 acre have been in our family for six generations, and the 28 acres were all that was in my sister’s name. The house and 1 acre and the 5 acres were in all 4 of my and three sisters’ names. All properties were in my dad’s trust, and my dad kept the house in all of our names so it could never be mortgaged, but now Embrace is trying to take all three parcels because they thought my sister “intended” to refinance all of the family lands. But She left the house and 1 acre and the 5-acre tract in a life estate deed to her two grandchildren as my mom and dad wanted to keep it in the family. My sister and brother-in-law would be 94 and 98 before getting the loan paid off.

    This loan was in 2012, and my sister and brother-in-law’s only income was their social security checks, but their monthly mortgage pmt was close to 900.00 months. My brother-in-law died in 2016, and my sister passed in 2019. The land went into foreclosure, but when Embrace found out the other two parcels weren’t included, they went to court, took the house, and d my sister’s grandkids’ names off the house, and gave them the 28 acres. And are now doing a quiet title to take the family home. I was unaware of this until Dec of 2022 received the lawsuit notice.

    I could not understand how they could do that and couldn’t afford a lawyer, so I lost my share of the house by default. My other two remaining sisters and my deceased sister’s grandkids are in a lawsuit to trade the acreage for the home!!! They now want us to buy our home from them, which was appraised for over a hundred thousand! They reformatted my dad’s trust and changed the description of all parcels of land!! My dad left everything in faith, and no liens were on any property!! But what are my 29 yr old niece and 8 yr old nephew supposed to do with 28 acres??? They can’t farm it!

    They can’t live in a tent on it!! They can afford to buy cattle to put on it!! And they had their inheritance taken away!! Embrace attached my other sister’s signatures and my niece and nephew’s signatures on all kinds of bogus paperwork, and I know my sisters never consented to have my dad’s trust changed!! I know I certainly didn’t! I did not know about the foreclosure or the lawsuit against the others, and I got a letter that I am no longer on the deed!!! I’ve heard that Embrace wants the house because the mortgage insurance won’t pay it without a place, so I guess that’s why they took the home and gave up the 28 acres that were” actually mortgaged!!!

    I want to know why they didn’t do a title search. Couldn’t they tell by the land description that it was only the acreage, not the house? For God’s sake, that’s their business!! But no!! They swooped in to take the family land from 6 generation family, thinking they pulled a swift one only to find out it WAS NOT the house!! Before my sister passed, Embrace filed a fraud case against my two sisters, nephew, and niece saying they intended to commit Fraud.

    I sincerely believe Embrace is the one doing the Fraud!! My deceased sister and brother-in-law had terrible credit. They had another house foreclosed on and lost that place, and they lost three vehicles due to repossession. They had the title and high-interest finance loans, and they both had gambling problems, but Embraced figured they were easy targets. Mymily has been fighting them for four years, and Embrace keeps coming up with all kinds of paperwork with my deceased sister’s and niece’s and nephew’s signatures, some of which are dated after my sister passed.

    I know she didn’t go before a notary and sign those papers after she died!! No one signed anything after my sister passed!!! Embrace wants my family to repurchase our land, and then they can collect their mortgage insurance money on a defaulted loan!!! That’s double dipping!!! BEWARE!! EMBRACE HOME LOANS ARE SCAMMERS AND PREDATORY LOAN SHARKS!!! Read the BBB reviews. Oh yes, they have an At rating cause when people complain, they fix the problem!!

    Looks good on paper, but the people can’t afford to hire attorneys to fight corporate lawyers in lawsuits that go on for four-plus years!! So they take whatever Embrace offers to settle cause it’s better than nothing! But the stories are unbelievable on how Embrace takes people’s money or ups their payments or closing costs and then shuts them up, says it was an error, and gives them a couple thousand an apology, and boom, At rating!! I read they’ve taken other family land before!! EMBRACE HOME LOANS ARE SCAMMERS!!

  2. Professional and helpful

    I have used Embrace for home equity loans twice prior to getting a mortgage for a new home recently. The lender I’ve worked all three times has been nothing but friendly and helpful every time. I have no idea why the rest of those reviewers had such a problem, the trouble may be with them not knowing what they’re doing not with Embrace.

    Bernie Motta, Lying Scumbag ripped me off for a “no-fee” mortgage for $3800. He sent an application, an Approval letter and actually a check that was for $52,000 to my bank.

    They denied it from the bank it was sent. I had to pay the fees. Then, he sent me $5000 to PayPal, and after they approved the transaction, said the bank did not ok it. Never heard of such a thing. THIS LYING NIGERIAN BASTARD should be avoided like the plague that he is.

  6. One month later they are still playing games with the application.

    I fell for the scam. Embrace sent me a nice letter laying out what my loan should like. I called and they immediately wanted an appraisal to the tune of $500 bucks stating it would delay loan closing if I didn’t just hop right on it.

    One month later they are still playing games with the application. Twice I was told the loan was approved, and then dead silence on their end. Once in contact a bunch more loops came up. Don’t do it. I have good credit and 100% in equity in the collateral properties. SCAM!

  7. I have had a horrible experience with Embrace

    From the start, I have had a horrible experience with Embrace – failure to lock in my rate, poor communication, and, in my perception, using bait and switch tactics. I have to say the worst part of working with this company has been how I was personally treated.

    Multiple times, I was spoken to in a condescending and demeaning manner by both the loan officer and his manager. Customers are entitled to their opinion and should always be treated with respect. We have since moved onto another company offering us a rate that is more than a quarter point less.

  8. JUST BEWARE!!!

    They are very friendly and will help in every way, but beware they will charge you extra fees and hit you with a half point fee so you get a better rate without telling. The company does a unprofessional job overall.

    I backed out of the deal because my closing cost went from 3600 to 5300 and they were angry with me because i questioned all the fees. JUST BEWARE!!!

    The company should be ashamed with his behavior considering I have 100k in equity in my house and own free and clear another house valued at 125k that I wanted to talk about leveraging for a loan to help medical bills. What a disgusting experience.

    I caution everyone to stay away from this company. I wish I had never heard of them. They bilked me out of $375 for a worthless appraisal. Their own paperwork says they have an interest in the appraiser they use. After they denied my “pre-approved” refinancing, I talked to a more reputable mortgage company rep.

    He said that, based on my credit score, they were never serious about refinancing my mortgage, and I should ask for my money back. Of course, they have refused to refund my money. I should have known that an unsolicited offer would be a scam. Please, don’t make the mistake I made. Shred their letter and call an honest company instead.

    Horrible experience with this company as of. As an experience Re/Max realtor I would NEVER EVER use this company. The lender Nocholas Rozek completely lied on the lenders questionnaire I sent him as I was inquiring as to the ability to purchase of his buyer client that placed an offer on my listing.

    This is a process experienced agents do reduce placing a property back on the market when unqualified buyers make offers based on incorrect or falls pre-approval issued by lazy, inexperienced or incompetent lenders. He is so thirsty to give a buyer a pre-approval without TRULY verifying if they are able to qualify and afford the loan program in question that they ruin sellers AND buyers lives. He assured my sellers that the buyer’s income had been verified while this was not the case.

    The first statement was, if your credit score is below 580, we can’t help you. Then I can’t believe, he hung up. Didn’t have the courtesy to continue the conversation. His name was Anthony and it was at 7:56 pm on March 25th. What a despicable human being he was.
