The Worst Experiences

Duffy Realty of Atlanta did get my house listed on MLS. From there, it went downhill. We made an error on the disclosure form (we checked yes and no on the same line).

After leaving several messages asking for help, I blasted them on their Survey.

Of course someone returned my call and pretended to help.

I re-submitted the disclosure form and to my surprise it was never changed.

I learned that from a Real Estate Agent who received the disclosure form 2 weeks after my changes.

The final straw came when an appraisal came in $65K under the asking price (Which Duffy guided us on selecting) Calling the Contracts Department was a big mistake when I was told that they would help me challenge the appraisal.

Gabe Long did not contact anyone and the Contract expired and was terminated.

Now after paying them $500.00 for not selling my home, I have to pay them another $60.00 to cancel the listing.

Truly the worst experience in trying to sell a home.

    Very nice and cordial when they meet you for the first time. They only sell promises but as soon as you sign the contract, you are pretty much on your own. Total waste of of my money ($1000). Good luck speaking to a live person. I could have done everything on my own had I done the research. Hope this helps in making your decision.

    I honestly think this business is insane. I looked into it to consider using it, and backed away quickly. It’s essentially paying someone else, only to end up doing the job yourself. All they do is put a sign in your yard. They don’t show up at closing, and you have to take your own pictures.

    I took up their offer of a $150 consultation in exchange for information about how to price and market a two lot infill property. The woman who showed up had two examples of houses in the neighborhood that recently sold… not new infill houses… not vacant land… just two typical houses.

    I ran her off with an invitation to come back after she does her research. Never heard back from her or her boss. Reckon my situation was too much work for them or it was too complex for them. They wanted that $150 real bad but wouldn’t work for it. I didn’t pay them. Think they might be socialists.

    Do not use this company, they told me to sale my house for 290 so i put it up for 270 for ease of sale because i didnt think i could get 290 for it then when i looked other houses like mine were 260 and they had my sq footage wrong by 1000 ft and when i asked to change it they changed it every where but zillow.

    on top of all that i live in dallas ga and you can not find my house on a search for dallas you have to look at acworth to find it and when you search houses with 3 or more bedrooms mine being 4 bedroom im listing number 520 out of 520 i had to go to the very last page to find my listing RUN,

    RUN FAST and on top of that try getting a hold of anyone EVER you cant ive bought and sold 6 houses in my life and by far the worst experience EVER

    Called them last Wednesday to talk about listing my investment property — never got a call back. Left a message Saturday. No call as of Tuesday, so I called them back. Brie promised an agent would call me back within the hour. The call never came. I guess they don’t need my business.

    I’m an unrepresented homebuyer in north Atlanta. Several weeks back I was interested in a home listed by Duffy Realty, so submitted an online request for a showing…no response.

    A week later I called the Alpharetta office and spoke with a lady who said she would pass my info along to the responsible agent…still no response. Fast forward to today (approximately 3 weeks later) i rode by the house and noticed it was still on the market. I called the number directly on the For Sale sign and spoke a Duffy representative.

    Long story short, she told me that they won’t show me the house unless I was represented, and then tried to convince me that I should list my house with Duffy first. I SIMPLY WANT TO WALK THE HOUSE!!!

    No wonder this house still hasn’t sold! Why in the world would anyone list their house with a company who’s interest is 100% in the broker community, and not their client, the seller?

    Agents will do everything to NOT SHOW Duffy listed homes. I had several agents chide me for using Duffy. They were only showing my house because their clients requested. It is well known in the real estate world that Duffy Reality is a joke.

    As soon as you call Duffy with a question they immediately refer you to their tips and forms website for answers. Many times you have a question that needs more explanation than going to a FAQ page. They are no help what-so-ever. Duffy’s videos on their website are just to try to fend off all negative complaints from clients and realtors.

    I went with a full service realtor after my Duffy contract expired and my house sold in less than 50 days! Lesson learned is NEVER use and pay upfront for a discount realtor. They have no incentive to get your home sold – they already have your money! If you use Duffy Realty I guarantee you will regret it.

  10. Beware of Duffy!

    We listed our home with Duffy (flat fee) and were very unimpressed. Not only did they charge a $500 flat fee and an additional $100 to “rent” a lock box (which can be bought for $85), they never did anything proactive to help sell our house.

    We finally transferred our listing to another realty agency who said they have received several transfers from unhappy Duffy customers.

    I listed my home with Duffy in Alpharetta, GA and my main complaint is when ever I wanted to get in contact with them it takes HOURS!!!!!! When I call the office all I ever get is the damn recording, never a live person.

    When I got an OFFER and needed to get help the “contract’ person has the same number as the office number and all one can do is leave a message and wait HOURS for her to return my call. VERY FRUSTRATING!!!!!

    Duffy is a good agency that provides different selling options. I chose the one with the lowest commission which was not the best fit for me. This is a great option if you don’t need hand-holding. They work primarily remotely and will respond to you and help you if you take the initiative to text or email them. Calling leads to voicemail most of the time.

    They will list your home and send pre-written emails of what to do next. These emails are informative and helpful; however, they are remote and general. Their sales process follows a set pattern, but if you contact them then they will recommend options. Otherwise you are left on your own working from canned communications.

    If you prefer the in-person relationship with a broker, then this Duffy option isn’t for you. If you don’t mind it being at arms-length, then enjoy the reduced commission! They are thorough and do a decent job. Ask for Chamberlain. He is competent and efficient.

    The only marketing they do is to list your property. My house sat for months until I went to lunch in the neighborhood and found a broker who lived in the area and had first-hand knowledge of the neighborhood. He produced the buyer and then Duffy helped me close it.

    Ms. Boring was very aggressive, and no more Mr. Nice Guy Angry. Ms. Boring began to question me about why I did not want to sell my home to investors. She asked me in a crude manner what difference did it make to me if an investor bought my house.

    I asked her was she and duffy realty investors and she said yes. She aggressively told me that she could sell my house for $288,000.00 if she wanted to. I stopped her from talking and told her my back ground so she knew who she was talking to.

    I then told her I wanted her to release my house immediately from their listing service. Ms. Boring said she would call me back. Of course I did not get a call back from her.

I started reading reviews and found that most reviews from buyers were amazing but not really sellers. I decided to hold off and watch.

  21. However, I do understand things happen so I still went with it.

    Ultimately, I ended up not choosing Duffy as my realtor. I was planning to do so but there were a few things that made me wary. I will only speak to the part that I dealt with them, as that is all I can do.

    The initial phone call with Frank was amazing. He is warm, friendly and direct with business. I like direct. We set up a day for an appointment but I was in a hearing that day and had no way to know the time, so it was tentative.

    The day of my 1st apt with them, I received a call in the time that I was in a hearing. I told them these times prior, and a range when I would call. I called in that range and couldn’t get a live person. I had to hit many press 1 type things to even figure out when to leave a message.

    It was frustrating, would buyers do the same? I finally spoke with someone and they couldn’t come out until the next day. I’d stressed my situation prior and that I had to leave town. However, I do understand things happen so I still went with it.

    After watching review replies, google searches and learning more of the fees, I didn’t feel trusting of it. I am a direct and upfront person and I like to deal with those who are the same. I like to be told the exact fees, what you will do, what I will do type stuff. I wrote an email to them about my concerns hoping they would be addressed. The reply didn’t feel direct.

    After going elsewhere, I let them know. They have still called several times to see if I was ready to list. It makes me glad for my decision as nothing I have told them seemed to be known. I felt like a forgotten number, but they were never rude or other.

    This is pretty much everything in a nutshell, so you can decide. Overall, my feeling is that they would be a great choice for those who basically want to sell themselves but with some tools of the trade (marketing in MLS, lockbox). I am out of town and needed a realtor who would look after things and sell it for me without my worrying about it. Hand the keys to them and let them do their thing.

    I would have liked to see more personalized advice when it came to considering multiple offers. Also, the e-mails that I received had so many repetitive ads attached it was hard to differentiate what news was new and what wasn’t.

  25. As if finding the perfect house wasn't enough, The McCarty Team laid the entire closing process out for us.

    We found Terri from DUFFY Realty of Atlanta in January. We had decided to purchase a home and were under a crazy time crunch as our apartment lease was up in two months. After some intense looking, during which time we honed what we truly wanted, we decided to back off the hunt and be more selective as to which homes we toured.

    We settled on a few neighborhoods that we liked and Terri kept bringing us places to see. While touring a different house in our preferred neighborhood Terri noticed that the house across the street was about to be listed. She made some calls and got us in to see it right after. She found us “the one” on a hunch! Great catch, Terri!

    As if finding the perfect house wasn’t enough, The McCarty Team laid the entire closing process out for us. Jennifer McCarty and Allison Gunter provided a digital timeline to accomplish our task items, assembled professionals for insurance, financing, and even home inspection. I really loved how organized it was and appreciated how “checking off the boxes” simplified a pretty complicated and potentially stressful event.

    I am currently listed with Duffy Realty and so far it has been a good experience. Obviously, it is a different process than listing with one agent who is working tirelessly to sell your home – but as long as you understand that going into it then you should not be disappointed.

    As stated in some of the other reviews, if your house will sell itself and the market you are in is a sellers market than Duffy Realty is a great option for you to consider. If it is a buyers market and the home needs some updating/work I would consider a traditional listing method.

    Duffy will not work as hard when it comes to marketing/actively pursuing a buyer as some agents might – but this makes since because they are charging less than other brokers/agents. However, Duffy will get you on MLS, Zillow, Realtor, etc. like all the other guys.
