No Communication

Here’s my interaction with Coldwell Banker Residential Brokerage: I was moving across country and planned to list my townhouse through Assist2Sell.

I’d bought the property from them and were pleased with their professionalism.

A neighbor sold an identical townhome and recommended her agent, Janice Smith.

When A2S recommended what I thought was a low listing price I called Janice looking for a second opinion.

She told me that while under contract she had interest from another buyer who was not willing to participate in a multiple offer scenario.

The next day she called me and said this buyer wanted to see my property.

No mention was made of a one time showing agreement (I wasn’t aware they existed) so I felt compelled to sign a listing agreement with her.

The next day there was no evidence of a showing and I was told the potential buyer needed FHA/HUD approval and that she was working with my homeowners association to secure that.

Several days later I was notified of another scheduled showing and during a walk through Janice said “maybe this first showing will be good luck and we’ll sell it right away!” That was a pretty big red flag for me.

For this second showing I set an indicator on the door so I would know if it had been opened (it wasn’t).

After several days without contact I called Janice and asked how the showing went.

She told me the potential buyer didn’t like the number of stairs in the property (it’s listed as a three story townhouse).

At this point I didn’t think I was being dealt with honestly and asked that she cease showing the property and allow me to work with another agent. I was told that would be fine.

After no communication for another week I contacted the managing broker, Leah Krueger.

She insisted that I drive across town to meet at her office because that was her “process.” Process translates to “you can do whatever you want so long as we get our money.”

Her explanation for why a real estate agent would show a three story property to a client that doesn’t like stairs was sketchy at best and she seemed to agree that were the roles reversed she would be skeptical.

She also offered no explanation as to why an agent wouldn’t first investigate FHA/HUD requirements.

You can draw your own conclusions about whether these people have been honest with me but I can tell you that my property will be sitting vacant for the next six months.

I’d steer clear of these folks. I wish I had.

    Worse experience ever had a signed contract on a house sold my house thought I was moving contract was signed 12th come December seller doesn’t want to sell !!

    Iam living out of boxes at this point find another home to purchase have to pay rent on a house I own out right to find out the house has been put back on the market 440 Luther Rd East Green Bush and I still don’t have my deposit back !!! And it’s March 1st of a new year
