Spent Thousands Of Dollars

I was told they could close a loan by January 22nd. I called one week before my closing and they said that they wouldn’t be able to close because they weren’t licensed in Texas to make home loans… I was surprised to say the least.

I had already spent thousands of dollars on this deal which was nonrefundable, I had already ask the seller for an extension and now they wanted me to ask for another extension and couldn’t give me a closing date.

I looked into their history and found out that since the state has required licenses they have let their license lapse three times roughly 50% the time.

I also found out that they knew their license had expired and couldn’t close weeks before they told me.

  2. I would recommend dealing with another lender that focuses on investment properties.

    Started the loan process on an investment loan but the possible sticking points that CC had to comply with in order to make the loan weren’t communicated clearly at the start of the process.

    I spent 9 weeks going back and forth through underwriting and then was ultimately denied the loan. I turned around and had the loan refinanced in 2 weeks with another lender. I would recommend dealing with another lender that focuses on investment properties.
