1881.com's Kent Taylor Scammed Me for $7760

During Jan 2014, my husband died. It was a big loss for me and for my family. During the month of May, I have managed to save a horse but another one passed away. So, I decided to own horses afterwards. Well, I started searching for affordable land that had sufficient acreage. Soon, I came across an advertisement where it was stated about an offer of 53.24 acres. That land was listed under $15k range.

When I went for such an add, it gave me some kind of feeling that my offer may get accepted. Soon, I also made the down payment. Well,, I paid for that property for 2 years. I was also looking for the next land close to the property that I had purchased. This could have helped me a lot to initiate the process for buying it. When I started looking for such a land, I found one with the same area. However, something went wrong there. The next one is not another land! This is the same land that I was paying for a year or so.

During my next payment, I asked the seller about it. And he completely denied that such land was listed on any website before. I have also asked him to give more details about how I can go for that land for which I was paying. I was desperate to go to that land. So, I requested the seller about it several times.

I have never managed to receive the reply and most of the time, the seller was out of the home town. In that listing the seller has not even mentioned that there is a prison situated close to the main Hwy. When I came to know about it, I asked him in a text message and the seller replied me that “I don’t even know about the existence of any prison”. Before that he never mentioned about such thing. Finally I came to know that he is a lying.

Even the longitude and latitude he offered me doesn’t get seen on the mapping device. And not even the GPS. He also offered me a GEO ID which was not even assigned for his name. It was not even located anywhere near to the land. Afterwards, he mentioned me to go for the court house in order to get right kind of assistance. Though he sold that land to me, he doesn’t have any responsibility to show me where the land was. He has not even offered me any detail about how to go for that land. He has not even told me about any landmark, town history and town events. He doesn’t even know things related to Sierra Blanca located in Texas. So, how he could know about the prison?

For just anyone who wishes to build a house at this place, having such information is very important. There will be hardly anyone who would like to build a home and start a family close to a prison. He stated that he was not really aware of that prison and land. However, I was paying for it for a year or so as per the contract.

There are chances that someone else might be paying for the same land for which I am also paying for last two years. As of Aug 26th 2016, I have paid $7,760 for such land. To buy this land, I sold my solo home and now facing a loss of $30 k plus. Now I have become homeless. The only roof that has my ultimate shelter is my truck’s roof.

    This poster is a scam artist, themselves.

    Researching the business in question to see if it was on the up-and-up to do business of my own with them, I’ve found this same report on two other sites, thus far… one being Rip Off Report, where the scam first became obvious after noting 1) that the posting verbiage and cadence were all different between the four posts “she” made there, and 2) that she posted early in October they’d come to a resolution (for which she thanked him profusely), only to post a month later without any explination that she’s now taking him to court…. where she can sue him “for 10 times the damages”.. and will try and sue him for the loss she took on the sale of her house, as well. Something he had _nothing_ to do with.

    This post — and the other that I found — were all made within days of the original post announcing the resolution. There’s differences between the lot of them, as well.

    – The sizes of the parcels mentioned in the newer posts are vastly different from the original, as in 50+ acres different.

    – The original posts continually mention the seller by name, whereas these later posts do not. At all.

    – The very “voice” of the poster differs in every single post — the original is the consummate Woe Is Me victim, going on for paragraphs about the loss of the husband, all the work done on the house, how hard it was to sell, how much buying the new (very small) property would mean, etc. More time was spent tugging at heart strings than vilifying the seller.

    The second post on ROR was just as long, but almost incoherent, as well as sounding a bit unhinged. They even got their own name incorrect while correcting the other party on it, and claimed the seller was “nit-picking” when he stated he was merely addressing her by the name she’d signed the contract with. The subject was dropped quickly, and she moved on to complaining about something else.

    – Much less heart-tugging is done in the latter posts… but they mention family and pets never even hinted at in the original. And, while the two stand-alone posts are almost identical, the one left here has _obviously_ been made by someone who doesn’t speak English as a first language; the cadence is too precise and stilted, and the grammatical structure is notably off. In several cases, it’s just plain incorrect.

    Overall, the tone of the entire thing has been one of bad melodrama — not criminal, in and of itself. But, when coupled with even just this brief list of discrepancies I found by simply scanning thru a couple of posts, one can see it is at least potentially libellous…

    I have no clue as to their reasoning and purpose in doing so — and I’ll not speculate on it — but it’s readily apparent these posts have been made by at least three different people all pretending to be “Sherry”, for one reason or another.

    In short, I have not found any complaints filed against 1881.com that read as remotely legitimate — the other two were far more ridiculous than even these have been. A third was left by one who simply doesn’t understand the process of purchasing real estate, and that no part of it is instantaneous.

    If the owner _is_ guilty of any wrongdoing in the many years he’s been in operation, I have yet to find it.

    Wulfraven please all post are of mine and are true and accurate on all counts. Just because ya don’t like the way I word things I believe ya are talkin grammar now doesn’t mean it has not happen. The difference in land size and if ya read all my post you would see that I traded one for the other because the latitude and longitude information supplied to me from seller Kent Taylor of 1881.c0m Investments would not come up on any GPS device period. We could not even get a hit on road names on all GPS devices supplied by seller KENT TAYLOR..

    Driving for miles and miles and more never finding a single sign of this land of 53.24 acres in Sierra Blanca, Tx, seller also did not state in sales listing that there was a prison right in town off the Hwy. Yes I complain about it as I would be living 10 minutes +/- from town and my grandchildren would be comin to visit from time to time. Now onto the smaller piece of land of less than a third acre. I traded off for this land from the seller Kent Taylor which he had listed online for sale at over half an acre.

    Grant it it was not the same size as what I started out with buying from the seller KENT TAYLOR, I just wanted to get him out of our lives and plant our feet (my dog and myself) back on the ground. Yes I kinda praised him Kent Taylor for being ok and finally working with me. But look at how long of a break it was from first complaint to the praising crap just to make him happy and do this trade. It was the only way to get him out of my life.

    I was not nor have I ever been 100% happy with the way he has worked with me when this all began in Aug 2016 on my third trip, forth trip, to find something he would not come and show me the buyer of have someone show me where this first piece of land was. Now back to the small lot consisting of less than a third of an acre. I’m gonna try and get more photo’s posted if I can to prove my case.

    Seller wants all buyers to do their due diligence in making sure everything is on the up and up, yet seller KENT TAYLOR doesn’t do his due diligence in making sure the accuracy of land information is correct before he posts it online for sale. He is leaving himself open for law suits that way. dah,… Yeah ya don’t like the way I talk, write or how I phrase my sentences, words whatever. I am for real and maybe ya need to dig a bit deeper into KENT TAYLOR and his company. Ya want to compare notes, or how I address KENT Taylor whether I say his name or not.

    I am a very POed person who sold the only home I had to move to land I had paid on for almost two years to find out it really wasn’t there. Yeah I’m homeless for sellers actions, cause if the land in Sierra Blanca had been there or even second land in Brownwood been what was listed as I’d have a roof over my head one way or the other (either selling my home or not). If I hadn’t sold my home to move to TX land I’d still have a roof over my head. If KENT Taylor didn’t falsely list land for sale online I’d still have my home in TN.

    The I get someone like you callin me a scammer, try walkin in my shoes, livin, my life, losing a loved one and wanting to start a new life to have someone like the seller take your hard earned money! Yeah I’m mad and am suing the seller for all I have given him for land(s) he either didn’t really own, never truly had, wasn’t really there, mislead, falsified information, didn’t do his due diligence, flat out lied. I am not his first victim, but am hoping to be his last and stoppin him before his crimes get any worse. He will regret ever knowing my last name.

  6. Not a Scam, but definitely no someone who cares

    I bought a large parcel of land from Kent Taylor (1881 Land), and everything went through fine. I verified on the County Site that all was in order and it truly belonged to me. Perfect sale. However:
    The thing is, I didn’t do my due diligence and the parcel was landlocked (no access to a road) and essentially worthless- but that is on me. I asked for an easement and he was willing to write one up for me (cool!). I asked him to buy it back for HALF of what I bought it for- no response. I am now selling it for 5x less than I paid- but again, that is my fault.
    The tone that I’m getting from all other “scam victims” is that they are like me and made the mistake of not looking into the land they purchased beforehand, and although Kent was fine taking advantage of people like us, he is not legally wrong or a scammer- just a bad person. I don’t think he’s lying to any of you- I think he just didn’t research the property he was selling you, and slid by doing the bare legal minimum to sell it to you for a larger profit than he paid for the land.
    I’m so sorry for all of you who lost money and housing over this – I lost a lot myself. It was horrible of someone to take advantage of you, but you need to be adults and realize that you are also responsible for verifying the details of the purchase you’re about to make. Go to the county website and verify that he owns it. Go to a title company to make sure there are no liens against the land. Document everything, and save screenshots of the ad so you have a basis to take him to court if you were LEGALLY wronged. Sorry there are sucky people in the world- you all deserve better, but please learn from this and move on.

  7. Kent Does Not Care About His Buyers Just The Green He Is Getting

    M. Chong I am sorry that ya got taken advantage of by K. Taylor. But in order for us to do our due diligence it is the seller’s responsibility to do their due diligence as well before listing any land for sale. It is considered fraud if they don’t list problems with land, kinda like someone rolling back the odometer on a car it is fraud no matter how ya look t it. If they can’t be forthcoming on listing land then they have no business selling period. I know how they get the land and I know what they pay for land, but be honest about it. They have to see it in order to post photos of it online when listing it for sale, so they do see problems that some would consider not favorable to purchase said land. In my case not disclosing a state prison less than 5 minutes from area of said land. My problem was not just the fact that he did not disclose the prison in area, my problem was also he claimed and stated cross road names, which when driving for miles on one said road he never could get straight on name there were no road signs for such roads he claimed land was by. So driving miles and miles in search of this land on a road he also claimed was ease of access was so rough at times there was never going to be a way for a delivery truck to bring in a building if the land was ever found. He gave false GPS info, saying to go to court house and they could help locate the land. Wait I was buying from him he is seller it is his responsibility to help a buyer out to keep them satisfied so they don’t give him a bad name. He’s his own agent selling real estate he has responsibilities as an agent. He has shown to me and others he is not to be trusted as a seller……

    Complainant & Purchaser :Sheryl Lantrip of 120 Ramble Creek Road, Big Sandy, TN 38221, the buyer of Gunsight Ranch Tract 1, Section 12, block 22, tract 1, consisting of 53.24+/- acres
    Buyer entered into a land sales agreement on October 28, 2014, with Kent Taylor / 1881.com Investments
    Approximatley 3-5 days` ago we were contacted by the buyer requesting we meet her at the property.I am approx. 450 miles from the property. We cannot drop everything and make a 450 mile trip to show a parcel.
    We provided approx. GPS coordinates of the property. Google earth .kmz files. I am not sure what she is referring to when she states “Seller couldn’t even find property on his own phone.” I do not use my phone for GPS. When the buyer contacted me I provided the GPS points and the Google earth. .kmz file by email. I also provided her a gps point of the center of the road on the property, via text on her cell phone.
    The buyer stated she did not have email out there . I told her to go to the courthouse in Sierra Blanca and they could give her maps..
    Please contact us and we will provide all interested parcels the Google .kmz files to this property as well as approx. GPS points as we did the buyer. We will also provide copies of the signed contracts , county info, .kmz files. And the ledger sheet of the Buyer’s account.

    Prison in the area?? I am not aware of a prison, but I will take the buyer’s word there is one on IH 10 as she stated. This parcel is NOT near IH 10.
    Buyer states the parcel does not exist. contact Hudspeth County assessor’s office and they will verify the parcel and owner info.
    We pay the taxes on the parcels we sell throughout the term of the contract. the buyer reimburses us during or at the end of the contract. This is stated in the contract.

  10. Took our money, paid a recording fee, but they refused to record the property

    My husband and I entered into a contract with 1881.com Investments/Kent Taylor to purchase a piece of raw land in Nevada. We entered into this contract based on the belief that the sale of the property would be recorded in the county of Elko. Part of the agreement was that 1881.com Investments would carry a loan on the property and we, as the buyers, would pay a down payment. The contract that we signed asked what name or names the title should be recorded under and we were charged $90.00 for a document processing/filing fee. Both of these would imply to the normal layperson that there would be a recording with the local county office reflecting the change in ownership. Just like when you purchase a home, the change of ownership is reflected with the local recorder’s office even if the home has a lienholder. After they had received our down payment, my husband asked them when the property would be recorded. We were told that it would take a week. We waited a week and called them again when it had not been recorded. It was only at that time were we informed that they would not be recording the property because “they had been burned in the past” and they no longer recorded the change in ownership until after the property had been paid off. When we demanded that they file the change of ownership with the county, Mr. Taylor told my husband, “Your ignorance amuses me.” Someone named Tom responded to an e-mail sent by husband saying that “property taxes are only $75.00 (lol)” apparently making fun of my husband who said that we wanted the title to show a change so that we could write off the property tax. Since 1881.com Investment was not forthcoming with the terms of the contract and, apparently changed the terms after they received their down payment, we told them that we wanted to cancel the contract. They told us to write “cancelled” on the contract and return it to them. We did this. We also sent an e-mail telling them to cancel the contract. Since that time, they had charged us for the first month’s payment and now they are claiming that they never received the cancellation. When we filed a complaint with the BBB, they admitted to calling my husband ignorant and continued with the insults by saying it was because he “was ranting.” Anyone who knows my husband knows that he does not rant.
    In the midst of all of this, they referred us to their website for additional terms of their contract but, interestingly enough, did not tell us to read the terms of the contact on the website prior to signing the contract.
    In an e-mail sent to my husband on May 11, 2018, they said:

    In the above e-mail, I assume that the word “fire” should be “file.” We had inquired about going through a title company and were told that it was not needed. Their contract implied that it was the initiation of the recording process since it asked for the names that we wanted title to be held under and a filing fee. We were never notified of the above until we disputed the lack of recording the property.
    To sum it up, their contract implies that there will be a recording of the property because they ask for the names under which it is to be recorded and they charge a $90.00 document/filing fee. It does not matter if the tax write off is $75.00 or $750,000.00, it should be ours to claim. When we asked about recording of the property, we were told that it would be a week after they received our money. Nowhere in this process did they say it was after they received payment in full. We considered continuing with the contract, but, instead of handling this professionally, they have resorted to insults.
