I totally agree with the other poster. DO NOT WORK WITH WDB Funding! I had 2 properties I was trying to fund, and I too was working with Sean.
I had a deadline to meet that was 45 days away. I gave them all the information needed to make a decision and close.
Sean told me the appraisals would take 2 weeks and he would send me the invoices for them.
2 weeks went by, no invoices. I contacted him again, “are the appraisals completed yet?” “Well, we want to make sure you qualify before ordering the appraisals.”
What followed was a series of promises, excuses, maybes, maybe nots, etc. etc. etc.
Two days before the closing deadline, the appraisals had not yet been ordered.
“We are going to send you a letter of intent to help you get extensions.” Nothing. NOTHING!
I was granted the extensions without the help of these clowns.
I continued to contact Sean to see where they were at in the process. Eventually, silence.
He wouldn’t even write back! No “Yes.” No “No.” No nothing. Just silence.
So his incompetence cost me at least one of the properties.
Fortunately, I had a back up funder I was working with as well, and they were able to fund one of the properties.
There wasn’t enough time to do both. I wasted 45 days believing that WDB was legit and that Sean knew what he was doing. I lost money on both counts.
My advice: RUN! Do not play with this company. They will cost you money and opportunities.
