Phil rips you off of time and money

I wish I would have seen Youtube video before purchasing online lecture of Phil Pustejovsky.

This man is a genius in one way because he puts up a story that he knows, would relate to everyone. But he is a bad man. He does this with an intention to sell his books.

And to sell his online lectures.

All the reviews that you see online that speak well about him are put up by himself, there no means to see whether or not, how genuine they are so please please do not fall for this trap.

Basically, I was going through a tough time in my mid-life crisis period. I had a fight with my wife and then with my boss. And this fight with my boss took my job away from me.

I was very rude to him and my wife both. It was because of the money that I had lost in a stock market deal. A deal that was so promising that not only me but also my friends had lost an immense amount of dollars in it.

I read about this thing later that when such an unexpected thing happens, its human behavior to be rude, to start to think uncertain about most of the things which are very certain in your life. And that’s exactly what happened with me too.

I started fighting with my wife on almost every issue.

Whenever she would ask me to try for some other job, I would say her that the other boss would also reject my idea and we would end up having a fight and that would again cost me my job.

I started losing my friends. I started hating everyone who was doing a job, I started to eventually hate my wife because she too had a job.

I started reading nonsensical books that talked about how to become a billionaire in the shortest period of time.

One of the books that I came across was by Phil Pustejovsky, titled,” How to be a real estate investor.”

Now I know how bad that book was and that, for a fact, it taught me nothing! It is not that, I am bad at learning, it’s just that that book is not meant for teaching real estate investing, it is a motivational book titled technically.

Even if you see Mr. Phil’s videos you would get to know that they are just plain motivational videos and life isn’t what he says it is like!

So, I had lost my job, my wife and I parted ways and I was lost in this world of uncertainties. I invested all my money in reading Phil’s books and buying his online lectures and spending time watching his videos.

I wanted to meet him, but I didn’t manage to. I would always look for chances to meet him. I would wait for his live seminars or information regarding it.

I would tell all my friends to watch his videos and talk about the knowledge that this person possesses. My friends started growing uncomfortable after knowing my inclination towards it.

So did my parents. And it was one fine day that my dad dropped by my home to meet me casually. I was watching a video of Phil’s and he too started watching the video.

And after this video ended, he showed me another video of Phil’s, the link which is mentioned at the start of this review. He put in front of me some specific questions that were very relevant to Phil’s video and I did not have an answer to those.

He asked me if Phil was really so true about having met a person who taught him the reality of real estate business, who was that person, why wasn’t Phil naming him!

And if he was that person whom, after meeting, Phil had grown as successful as he says he is, where is he now? Why isn’t Phil still with that person?

Not only this, my dad then took me to meet three people, who had developed exactly the same symptom as I had!

That is, after losing money, turning back on our jobs and looking out for some of the other mentors like Phil and seeking our comfort zones, ill-treating our wives and friends as if they were our enemies.

I was shocked to hear their stories and realize the resemblance it had with mine! I could now completely relate to how, my weakness has been taken into account, by “mentors” all across the world like Phil and turned into business for them!

I then met a few real estate investors and start to do business with them and trust me by my words, our business had no resemblance to what Phil talks in his book or in his videos.

I doubt the person has ever done real estate and what is the basis of the shit that he talks in his videos that he says is a guaranteed way of earning millions of dollars or even more.

My partner in real estate also showed me some other videos of some other people who termed them “mentors,” just as Phil does and pointed out the irrelevancies that are evident in their videos. They are hilarious!

I apologized to my friends and my wife.

I asked my wife, to forgive me and if she would like to come back.

She called me up at the university that she taught and told me about a subject that they taught at the university, something that came under psychology, titled behavioral science.

This subject deals with, how the human mind behaves! And asked me to read a passage from a book.

The book exactly described the symptom that I had gained after losing money.

The book also talked about people like Phil, who was so merciless human being that they did business based upon targeting people who possessed such a symptom and why was it unfair to do business based upon this!

I request everyone undergoing a hard time to not lose hope and please not to turn on to people who termed themselves “mentor” as Phil does. These are actors! Unsuccessful ones!

Please understand that these guys are not what they talk about in their videos, they aren’t event successful. They rip you off of money and time. Stay away from their unwanted positivity.

    Grifters looking to use your cash and credit to fund their deals. Like most scams he has his young guys on the phone insulting you, trying hard to sort out who they can get quick cash from, and who they can merely gouge for a $1200 plus pseudo prep training. The hypocrisy of this clown is that he was mentored for free by a guy who split profits half way with him. So how does this grifter take this very story, true or not, and reverse his practice to gaming people for cash, equity, credit and high fees? It’s because he is counting on internet draw to pull a percentage of people who won’t pay attention or tell the difference.

  2. Investors Beware

    I would definitely NOT recommend Freedom Mentor. I believe I was taken advantage of by an elaborate real estate investment scheme. I fell on hard times with work and I was looking for a way to supplement my income. I ended up coming across Freedom Mentor and Phil’s videos. I was very interested at first because of the claim that you can make serious money quickly and not be licensed to do so.

    The first complaint I had was with my package that arrived in the mail with two big binders of DVD’s and training materials. I expected a lot more assistance and help to land deals and get this going. Phil pushes you to do 3 deals in 3 months. It will take the average person many weeks and perhaps months trying to wrap your head around everything Phil says you can do. You will feel overwhelmed and bored out of your mind watching one video after another. In some cases, the videos won’t help. To find your path and formula is very difficult. I had no success because I refuse to put myself into situations that border on breaking the law or flat out tell you to do that. The only way to really make this program work is to spend approximately $1,000 to $2,000 a month on Google ads. Don’t worry though, if you don’t know how to do the ads Phil will show you. The problem is you will have to watch a two-hour outdated video that doesn’t get your ads off the ground. Not only did I drastically overpay for this program ($13,000), I was required to pay $199 a month to then have access to Phil or his other mentors along with the software he uses.

    You will be stuck watching endless videos and reading for weeks and weeks before ever knowing what to do. Worst of all, if you are starting without much money or no money, you are then forced into doing all sorts of potentially illegal and questionable things to try and find deals. To be honest, I cannot understand how this hasn’t been shut down yet by the SEC or Attorney General. This is clearly a program that teaches unlicensed agents how to game the system and practice real estate without a license. And if you have second thoughts about it after the fact, too bad. Phil will not offer you a refund.

    Here are just a few problems with this program:

    1. Code violations. Phil teaches those without money to place bandit signs for “We Buy Houses” all over town. You have to buy those too and they aren’t cheap. Almost every aspect of this violates zoning laws.

    2. Phil says you don’t need to be a real estate agent but you need MLS access to follow his program. Of course, Phil gives you creative ways to game that system too.

    3. Freedom Mentor does nothing to help you get set up as they promise. I was given the impression that they were going to help me market and be very involved in getting me off the ground. No such help exists. You have to do it all yourself by watching these boring outdated videos and jump on these phone calls that waste more time than help. The calls are not relevant to a new student. They apply to seasoned investors that are actively using the program.

    4. After looking into the law, it is quite clear that some of Phil’s tactics will cause a person to potentially be charged with practicing real estate without a license which is a 3rd-degree felony.

    5. Almost all of the mortgages that Phil teaches you to take over have due on sale clauses. Mortgage fraud is another federal offense. Ask Phil about this and he laughs and tells you not to worry because the lenders won’t prosecute you. All they care about is their money. This is not true and is a red flag for fraud charges to be filed against you.

    6. If this program isn’t for you, then tough luck. You are out all of your money with zero chance of a refund. Not good from a guy who presents himself as a family man and a churchgoer.

    7. You will put your life at risk. I listened to Phil numerous times talk about potential problems with clients. One guy that learned how much Phil was going to make on his hardship threatened to kill Phil. He has made numerous references to issues with upset clients.

    8. The “Subject To” deals are sketchy. We are taught that to assume the Deed we need to create a separate LLC that we own and control but it’s in the name of the homeowner we are taking the deed or mortgage over. This strategy stinks of fraud.

    9. Nothing Phil teaches you cannot be learned for free on YouTube or the Internet. This is why they want you to wire them the money to start. If you use a credit card you could report them and they could face a dispute with the card company. There are a bunch of free training videos that teach what Phil teaches and they are free.

    I could write so much more about this program and why you shouldn’t waste your time or hard-earned money. All I say is Buyer beware.
