Our company worked with a buyer on one of John’s listings.
Went under contract and after inspection it was clear there were several health and safety issues with the house that were not disclosed.
Attempted to come to a resolution. The buyer’s agent contacted me the managing broker, since communication was not very good to see if I could assist.
I called John to see if there was a resolution that would work for both the buyer and seller and was quickly told if you do not buy the house we are keeping earnest money and hung up on me.
I thought wow, we must have been disconnected and called him back. He confirmed he hung up on me and did so again.
Probably not in the sellers best interest to not communicate with the buyer side and make threats about earnest money.
The conversations or lack of conversations were communicated to the buyer and per the contract the buyer chose to terminate within his rights.
John said he would not release earnest money and took over a month and several communications through our attorney to get the earnest money back.
If you are a buyer or buyers agent please take this to heart.
If you deposit earnest money with Colorado Flat Fee Realty, it may be a battle to get it back even if you terminate the contract within your rights.

I had a positive experience working with Julius Vizzi to sell my house. The process was well managed and he exhibited a thorough knowledge of all aspects of the process. We had a difficult buyer that was picking on all aspects of the deal and Julius was excellent in handling his agent and client.
The agent’s lack of knowledge of some aspects of the transaction was surprising, however Julius was able to educate the agent and his client and ultimately bring the transaction to a successful close. I highly recommend Julius as an experienced, calm successful negotiator who helped me get top dollar for my house.
I hope I never have to come across this realtor ever again.
My husband and I didn’t work directly with Julius (John) but we were buyers looking to purchase a house from his client. We found a house we loved in grant Ranch and made a full price offer with a contingency upon an appraisal on our home. We told our realtor we would do anything to get this home.
We wrote a letter and even attempted to take the contingency off of our offer (my husband’s parents offered to help us out). Our realtor tried and tried to make a counter offer with multiple phone calls. They were left unanswered, thus we lost out on getting our forever home.
From the start, this guy was not personable. I feel like we didn’t have a chance from the beginning and I doubt the seller even received our letter. I feel duped. I hope I never have to come across this realtor ever again.
