My wife and I signed and paid a $40,000 deposit to purchase a new construction Pulte home that was advertised as starting in the mid $300’s.
Before we even got to our design options we were at $420k and after the options our price was $462,510.
Our price was substantially higher than all of the other recent closings.
They said the reason we are so much higher is because (1) our base price was increased from the time of the other closings and (2) We selected higher options that everyone else.
We found numerous errors regarding the design options, including a $2,600 “pricing error” regarding a radiant barrier.
They brushed off the errors by saying “it happens”.
We decided not to move forward with the purchase and they are now keeping our $40,000 deposit even though they have only begun the foundation.
Please be warned. Once Pulte deceives you out of your money and signature, their contract will oMnly protect themselves no matter how many lies and mistakes they make.
I cannot stress this enough.
I would say, if you are buying a Pulte Home, please do not choose their partners
I would say, if you are buying a Pulte Home, please do not choose their partners, as they call it PulteMortgage, they are experts in causing you frustration and purposely driving you against the wall only to serve them a purpose to force you accept their high mortgage rate,
it is ridiculous how they used their tactics; does not matter how fast you summit the information that they want, they look for another and occasionally make you summit the same document/ information just to gain and waist time, to find a grip not let you go,
so be aware I’m in the process and can’t wat to get released from the contract in which they in which they make difficult. It is a nightmare dealing with PulteMortgage. If you are in it best of the luck
My advice too you is avoid PULTE MORTGAGE at all costs.
Horrible experience by far. These people are nutty. They tried to give my parents with perfect credit and lots of assets a very bad 6% apr loan on a new home with a 7 year variable APR(that’s a sick joke). The people that work there took them forever too tell my parents that.
Not even that but the dude that handed my loan application was switched so it took well over 2 months to get an unwavering answer. That bonus that they try to sucker you in with on the closing cost is a scam. The rates are sort of high right now oct.
But with 20% down we were able to lock a way better apr on a 30 year fix with another broker(Wells Fargo)somewhere in the 3% range. Overall they just gave my parents a hard time over something from 2015 that was not even an issue at all. The other lenders said that what they were saying was BS.
They just want to sucker you in too the banks and make you end up paying a lot more for your house than you intended. They really try to get you with that closing cost discount for choosing their scam of a loan. My advice too you is avoid PULTE MORTGAGE at all costs.
Stay far away from this company.
Worse Mortgage Company I have ever worked with. Delays after delays. Extremely high closing costs and they were very unprofessional. Stay far away from this company.

Stay away from Pulte!!! After being denied but Pulte Mortgage we went to different lender which only took nearly 3weeks, no complaint at all.
My lender was in touch with Pulte’s sale team during the loan process to make sure everything has be done right, but at the closing day Pulte changed final purchasing price on us. Of course,
that’s what they good at it, which leave us no options(because the moving company was on standby).After 4hours of negotiations between Pulte sales team and my lender we ended up paying one thousand dollars more than what it supposed to be. I’m telling you Pulte has no integrity at all, stay away if possible!
Worst company to work with for Mortgage.
They will give you 4K lender credit, if you close with them. But they will make sure they exaggerate all the closing fee and take back those 4K.
In addition, you will be ending up paying atleast 2K for only closing close.
The escrow or prepaids are additional.
Will take all the advantages they can take of a poor customer.
They will initially quote out of world rate. Say if the rate in the market is 4.5, they will quote 5 as minimum. If you don’t shop by, you are gone.
And if you shop by and forward the other offers, they will match it immediately. What does that mean? Do they think, a customer is Joker?? to play with??
Don't fall for it.
They tell you they’ll do a “soft check” of your credit but then they do a hard hit. Don’t fall for it…
