If I could rate Alabama Rental Managers a negative 1 I would. I had to move quickly. When I put my deposit down I mentioned an odor or urine near a downstairs bathroom. When I moved in they had done nothing.
Told me it was because the house was vacant for so long and the sewer gas was coming up. This is not true.
I found out that they knew about the pet urine and chose not to replace the carpet.
When I moved in they kept the house at 55 degrees. When I turned on the heat it activated the urine smell.
I told them about it immediately. That was three weeks ago.
I can’t even eat in my own home because the smell is so bad.
The carpet guys came out to replace carpet today. When they pulled it up they found urine stains all into the living room.
They immediately called ARM as did I. ARM claimed that the stains are not urine in the living room. Not true. You can see the pictures.
ARM is having them put the urine stained carpet back on my floor.
You can see pics of what they are putting back on my floor. The smell is unimaginable.
I can’t believe I’m living like this. Jordan in maintenance hung up on me.
Maintenance claims it’s a quality control issue and I can’t get quality control to call me back.
David is the head of maintenance and he’s doing nothing.
I’ve sent pictures and they are ignoring me. I can’t live like this. Rent isn’t cheap here.
These folks should stick to section 8 rentals.

ARM are terrible. They are lazy, and rude. Lee, the Director of Maintenance is a narcissistic racist. Jordan Dill is a real pill also. They do not want to take ownership of repairs. They always divert but never fix anything. They are racists

Horrible customer service culture. Everyone has an excuse and no one is in charge or accountable. It’s not that they are rude. They just don’t seem to care. Once you are in the lease they seem to be unconcerned going forward. I have fulfilled my lease without question. They have done nothing but be an irritant.
Never return calls or emails until it benefits them or too late for the Tenant.
If you any other option please go with it. They are rude and grossly dishonest with tenants. Out of $1095 deposit only received $180 back with a very vague explanation and no proof.
Jenny Moore is very unprofessional was hung up over 5 time after asking for proof. Would not contact me after asking to be present for walk through, Never return calls or emails until it benefits them or too late for the Tenant.

Renters and Property Owners Beware ! Do not rent out your homes through ABM, they have horrible communication, unable to respond to telephone calls and voicemails even after repeated attempts. In the off chance someone does answer the actual realtor is never in office.
They do not maintain or care about the property prior to renting as there was mounting holes in the walls and broken brackets from previous tenants that were never repaired and I’m sure they charged the previous tenant for these repairs.
Upon requesting my security deposit they ignored my carpet cleaning invoice and had me pay for it twice. One of the worst rental experiences I’ve had being the tenant of 5 different rental properties prior to this. Do not rent or lease with ABM.

Rented a house from them for several years. The office staff is rude, and they refuse to fix simple things that most landlords would have to fix such as a door knob that broke shortly after moving in.
Now that we’re moving out, they are refusing to work with our schedule for home tours. They say to let them know if have any conflicts with the time, but when we tell them we cannot do that time their response is basically saying that’s too bad.

I’m just another of MANY people that had a HORRIBLE experience with ARM. Upon move-in, I had set up utilities like I have any time I’ve moved- water, power, wifi/cable….2 weeks into the lease, I get an email that I have to sewer/water service with Adenus.
My response was that I pay water to the city, so basically I had to pay 2 companies for water service. This was not a small bill, $80 a month was now suddenly added to my budget, nothing in lease, nothing in move in process was said…AT ALL. Then, it is actually illegal to charge a late fee on a late fee.
ARM has hidden fees and while I paid late by a few days sometimes through unemployment, there were days I paid by the 5th but because I had a late fee from previous month, they added another $100 fee. No one that works there is polite or knows about service with respect. They are the worst management company ever!!! Stay away
